中文摘要:随着北京写字楼市场快速发展,以及备受关注的新冠疫情带来的经济冲击,市场进入了“存量时代”,北京石景山区的办公空间市场正逐渐面临日益增长的竞争和挑战,写字楼项目运营环境的不确定性也日益加剧。然而,相关写字楼运营改善的研究和思考,从以往的理论研究和目前写字楼开发商的背景来看,仍然显得单薄,写字楼企业在推动运营管理实践工作时仍面临若干挑战。因此,探讨针对性的写字楼项目运营改善研究显得至关重要。运营改善策略与实施的研究以及如何在“存量时代”中生存有十分必要的现实意义。 本研究以Y集团旗下位于北京市石景山区的A写字楼项目诞生的市场环境为背景,对A写字楼项目的运营现状和普遍存在的问题进行了分析,如硬件产品及品质设计问题、物业智能化和信息化服务落后问题、设施设备问题、服务理念问题等诸多问题。针对问题提出了从树立专业楼宇正确观念出发、通过推动写字楼硬件及软件两大方面的服务升级,从而为提升A写字楼项目的运营,并提出了行业未来发展的可行性建议。 作者通过对A写字楼项目在规划、开发到运营管理的整个流程进行深入分析时,发现了项目在实际运作中遇到的一系列问题。通过广泛的文献回顾和深入分析,从个别案例的个性特点出发,提炼出普遍适用的规律。本研究旨在通过这一课题的探讨和反思,寻求一种与时俱进的写字楼运营管理策略,让国人在“健康科技、智慧物业、以人为本”的理念下,更加关注写字楼的运营管理模式得到更多的重视,从而实现写字楼运营管理的目的。 
英文摘要:As the Beijing office market has been rapidly developing, coupled with the economic impact of the COVID-19 pandemic over the past three years, the market has entered the "era of stock," and the market environment of the office buildings in Shijingshan District of Beijing, is becoming increasingly fierce and severe. The uncertainties in the operation of office building projects are becoming more diversified and complex. However, research and reflection on strategies for improving office building operations still appear weak from previous theoretical studies and the current background of office developers. Currently, enterprises still face several challenges in promoting practical works. Therefore, how to conduct targeted research and formulate improvement strategies and implementation research for office building project operations, and how to survive in the "era of stock," has very necessary practical significance. This study takes the market environment of the A office building project under Y Group located in Shijingshan District of Beijing as the background, and analyzes the current operation and management status and common problems of the A office building project, such as hardware product and quality design issues, outdated property intelligence and information services, facility and equipment issues, service concept issues, and many other problems. In response to these problems,measures such as establishing a correct concept of professional buildings,promoting the upgrade of office building property services,using optimized leasing strategies to increase office building operation income,reasonably optimizing building design,and building a comprehensive business system for office buildings. These will be proposed to construct the operation and management of the A office building and feasible suggestions for the future development of the industry have been put forward. The author has experienced the process of the A office building from project construction, preparation for opening, completion and delivery to operation and management, and has discovered the problems existing in the actual operation of the case office building, which has led to many thoughts. Based on a large number of literature studies and analyses, from individual analysis to common results. It is hoped that through the analysis and thinking of this topic, efforts will be made to explore a management model for office buildings suitable for the development of the times, so that people will pay more attention to the sustainable development of the operation and management model, and achieve the management objectives of office buildings under the concept of "green technology, intelligent property, and people-oriented."
