| 中文摘要: | 随着地产行业红利逐渐消失,各大企业为降本增效使劲浑身解数。优化内部管理,增强产业链协同成为各大企业继续生存的最终方向。为保持供应链的稳定性,持续的降控成本,企业把针对内部的管理拓展到了供应链的上游。开始持续加强供应商管理,通过筛选优质的供应商,在根据采购活动选出最有竞争力的供应商。 本文结合文献研究,通过因果分析梳理出企业内供应商管理的影响因素。与专家访谈后,识别确立了4个一级指标和19个二级指标,结合实际案例,建立了某地产公司供应商管理指标体系。然后以此为理论基础结合专家打分,采用层次分析法对供应商管理因素进行分析,进行层次单排序、总排序及一次性检验,确定了各项指标权重,为后续的供应商管理水平分析及供应商管理优化措施提供理论基础和数据支持。利用模糊综合评价的方法,让专家根据当前企业供应商管理现状进行打分,分析供应商管理因素在企业内的表现,并得出结论:供应商管理方面表现较好,但仍有较大的提升空间,根据打分情况和专家访谈结果,制定有针对性的对策建议。最后结合供应商管理影响因素所占权重和企业实际情况,提出供应商管理优化的对策建议及保障措施。 通过对某地产开发公司供应商管理方面的研究,梳理了其影响因素,定性定量的分析了这些影响因素的重要程度,并构建了模糊评价模型,根据模型的结果制定了对策建议,研究成果可以为地产企业及相关类型行业在提升供应商管理水平方面提供借鉴与参考。 | |
| 英文摘要: | As dividends in the real estate industry gradually diminish, major enterprises are making concerted efforts to reduce costs and enhance efficiency. Optimizing internal management and improving industrial chain coordination have become the primary focus for major enterprises to ensure their continued survival. In order to uphold supply chain stability and consistently minimize and regulate costs, enterprises have extended their internal management to include upstream supply chain operations. This has involved a continuous strengthening of supplier management, with the selection of the most competitive suppliers being determined through rigorous procurement activities aimed at identifying high-quality suppliers. Based on a review of the literature, this thesis conducts a causality analysis to sort out the influencing factors of supplier management in enterprises. After conducting interviews with experts, 4 first-level indicators and 19 second-level indicators were identified and established. By combining these findings with actual cases, a supplier management indicator system for a real estate company was developed. Subsequently, AHP was used to analyze supplier management factors based on expert scores. Single hierarchical ranking, total ranking, and one-time tests were carried out to determine the weight of each indicator, providing theoretical basis and data support for subsequent analysis at the supplier management level and for implementing optimization measures. Using the fuzzy comprehensive evaluation method, experts were asked to score according to the current situation of enterprise supplier management. This allowed for an analysis of the performance of supplier management factors within the enterprise which led to the conclusion that while supplier management performance is good, there is still significant room for improvement. Based on these scores and results from expert interviews, targeted countermeasures and suggestions were formulated. Finally, taking into account both the weight of influence factors in supplier management as well as considering the actual situation within the enterprise; countermeasures, suggestions and safeguard measures for optimizing supplier management are proposed by the author. By conducting research on supplier management within a real estate development company, this study aims to identify the influencing factors, analyze their qualitative and quantitative importance, construct a fuzzy evaluation model, and formulate countermeasures and suggestions based on the model results. The findings of this research can serve as a valuable reference for real estate enterprises and related industries seeking to enhance their supplier management practices. | |
