中文摘要:本论文在绪论部分详细阐明了论文选题背景、研究对象和研究框架。随后详细介绍了国内外个人住房抵押贷款风险研究的最新成果。在论文的第三章中,笔者结合工商银行实际工作,对个人住房抵押贷款业务中商业银行面临的风险进行分析,为后两章提供必要素材。并在第四、五章中有针对性的对商业银行进行个人住房抵押贷款中面临的风险进行识别,并提出相关应对方法。最后对本文进行了总结,并对后续研究提出了相关建议。  
英文摘要:With the rapid economic development of our China in recent years, real estate industry become the pillar industry of national economy, at the same time, house finance has played an important part in promoting the rapid development of real estate industry. Since 1998, government has stopped giving house to residents, home mortgage loan from commercial bank developed rapidly which has been the main financial mode for people buying house. Meanwhile, the bad behavior in the early days of the development of home mortgage loan, and foam in house price in some area currently, bring the potential risk in this field. Lack of experience in risk management and being poor in risk precautionary measures, in addition to not be perfect in social credit system, the home mortgage ill load has appeared. Under this background, the article explains the cause of risk in home mortgage loan, with the subject of identifying and countermeasure for risk in home mortgage loan. Combined with the domestic and foreign research achievements, the article systemically provides the risk precautionary measures for commercial bank to develop the business of home mortgage loan, which has vital and urgently realistic significance for commercial bank healthily and efficiently developing the business of home mortgage loan. The article explains the background, research object and research frame in introduction. And, it detailedly introduces the new domestic and foreign research achievements in home mortgage loan. In the third chapter, the author based on the works in the Industrial and Commercial Bank of China, analyzes the home mortgage loan risk which affords the materiel for the later two chapters. In the forth and fifth chapter, the article identifies the risk faced by commercial bank doing home mortgage loan business and gives the relative countermeasure. In the end, they are the summarization and relative suggestion for the later research.
