中文摘要:摘要 物业管理服务行业从属于房地产业,随着房地产行业几十年的发展,物业企业数量和规模不断发展。从20世纪90年代商品房开发的兴起,各大房地产企业纷纷成立物业服务公司。同时,我国基础设施建设同样发展迅速,也为物业行业提供广阔的市场空间。而近年来,房地产业发展迟缓,房地产项目开发减少,基建项目基本完成,导致物业管理服务行业增长缓慢,物业企业间的竞争日趋激烈。 在激烈的竞争中,大型物业企业凭借自身规模和资金优势,不断探索多元化路径,在获得超额利润的同时提升了企业竞争力,在竞争中很快脱颖而出。而同时小微物业企业生存空间不断被挤压,物业管理服务行业马太效应日趋明显。小微企业的发展必须打破传统单一业务模式,充分了解市场需求,有效利用资源,寻求适合企业生存的多元化道路。 润喆物业公司于2013年成立,成立之初便承接了X产业园项目的物业管理服务业务,后来逐步拓展市场,目前所服务的项目面积总和近20万平方米,依然规模较小。随着竞争烈度的加剧,润喆物业公司的业务流失风险逐步加大。在激励竞争的行业背景下,润喆物业公司需要提升竞争力,规避核心业务流失风险的同时获得业务发展。制定并实施多元化战略是润喆物业公司解决燃眉之急和谋求长远发展的最佳路径。 本文通过对润喆物业公司的深入了解和诊断,通过战略理论的学习,理论联系实际,利用PEST分析和波特五力模型对润喆物业公司所处的外部环境分析,总结润喆物业公司的资源和能力对其内部环境进行分析,利用SWOT分析探索润喆物业公司的战略选择空间,探索多元化路径。最终形成润喆物业公司以:物业管理服务、产业地产招商运营服务、物业劳务外包为主营业务的多种经营模式,打破了只有物业管理服务的一损俱损的单一业务模式。 关键词:多元化战略;物业管理服务;润喆物业公司 
英文摘要:Abstract The property management service industry is subordinate to the real estate industry, and with the development of the real estate industry for over several decades, the number and scale of property enterprises have been growing continuosly. Since the rise of commercial housing development in the 1990s, real estate companies have established property service companies one after another. At the same time, the infrastructure construction in our country has been developing rapidly, providing a broad market space for the property industry. However, in recent years, the real estate industry has been slowing down, which leads to the slow growth of the property management service industry, and the competition between property enterprise is stimulating increasingly. In the fierce competition, large property enterprises have been exploring diversified development paths with their own scale and financial advantages, obtaining supernormal profits and enhancing their competitiveness, thus standing out in the competition quickly. At the same time, the living space of small and micro property enterprises is squeezed constantly, with the Matthew effect in the property management service industry becoming increasingly obvious. The development of small and micro enterprises must break the traditional single business model and fully understand the market demand to effectively utilize resources and seek a diversified development path suitable for their survival. RunZheWuYe company was established in 2013 and started by providing property management services for the X industrial park project. Later, it gradually expanded its market and currently serves a total area of nearly 200,000 square meters, but it is still a small-sized enterprise. As the intensity of competition increases, the business loss risk of RunZheWuYe company is gradually increasing. In the fierce competition background, RunZheWuYe company needs to enhance its competitiveness, avoid the risk of core business loss and achieve business development. Formulating and implementing a diversified development strategy is the best path for RunZheWuYe company to solve its immediate problems and seek long-term development. This thesis conducts an in-depth understanding and diagnosis of RunZheWuYe company through strategic theory learning, and combines theory with practice to analyze the external environment of RunZheWuYe company's outsourcing using the PEST analysis and Porter's five forces model. It summarizes RunZheWuYe company's resources and capabilities to analyze its internal environment, uses SWOT analysis to explore the strategic choice space of RunZheWuYe company, and explores the diversified development path of RunZheWuYe company.
