中文摘要:摘要 随着我们国家的经济由初期的高速增长转向了“稳增长、调结构”的高质量、可持续发展模式。近年来,我国城市化进程不断加快,居民消费需求不断增长。近几年,越来越多的房地产企业、商业地产企业纷纷进行转型或多元化经营。HS商业集团,作为一家在业界享有较高声誉的企业,凭借其稳健的经营模式和庞大的商业地产规模,已成为行业内的佼佼者。然而,即便是这样一家备受瞩目的公司也不得不面对市场环境的严峻考验以及自身存在的诸多挑战。这些外部压力可能来自于日益激烈的市场竞争、不断变化的消费者需求以及不可预测的经济波动。为了达到可持续发展的目的,经过公司的内部决策,在原有主营业务的基础上,决定将优势资源进行整合,以创新的商业模式为中心,积极寻找企业的转型规划,从而在日益激烈的市场竞争中立于不败之地。 本研究共分为六个章节。第一章,主要阐述了选题的背景与意义,并对论文的研究内容与方法进行阐述。第二章,对国内外有关多元化战略的相关理论进行简要的阐述,并介绍了相关的概念及战略研究工具。第三章,从宏观环境、行业环境以及企业内部环境分析,找出HS商业集团多元化的动因。第四章,通过总结分析,找出适合HS商业集团发展的相关多元化业务。并对拟发展的多元化业务进行可行性分析。第五章,在构建新业务的基础上,优化HS商业集团现有经营保障措施,包括优化组织结构,加强人力资源招聘与培训,增强企业信息化管理等三个维度保障措施。第六章,结论,对全文的总体研究进行了归纳与总结。 本文运用 PEST分析、波特五力模型等方法,对目前国内商业房地产市场的宏观环境及行业现状进行了分析,并对HS商业集团所面临的企业的内部环境及经营能力进行了分析,从而确定了 HS商业集团开展多元化经营的基础逻辑及可行性。通内部资源分析,找到当下匹配公司发展的多元化业务,进而对酒店行业和百货行业进行分析,基于HS商业集团在建在管的酒店、购物中心,以及现有的专业人才储备,足以支撑对酒店以及百货行业的业务拓展。从优化组织结构,加强人力资源招聘与培训,增强企业信息化管理等措施方面,在衡量指标上,协助HS商业集团取得了更好的经营成果。本论文的研究,对 HS商业集团在目前的形势下,面临着日益激烈的市场竞争,应该怎样寻找出一条适合自身的多元化战略,这对公司的发展有着重要的作用。此外,本文对于掌握大量不动产的房企具有实践参考价值。 关键词:商业地产 轻资产 多元化战略  
英文摘要:Abstract With our country's economy from the initial high-speed growth to the“Steady growth, structural adjustment” of high-quality, sustainable development model. In recent years, the process of urbanization in our country is accelerating and the consumption demand of residents is increasing. In recent years, more and more real estate enterprises, commercial real estate enterprises have to transform or diversified operations. HS Commercial Group, as a company with a high reputation in the industry, has become a leader in the industry with its sound business model and large scale of commercial real estate. However, even such a high-profile company has to face the severe test of the market environment and its many challenges. These external pressures may result from increasing market competition, changing consumer demand and unpredictable economic fluctuations. In order to achieve the goal of sustainable development, through the company's internal decision, on the basis of the original main business, decided to integrate the advantages of resources, to innovative business model as the center, actively looking for enterprise transformation planning, thus in the increasingly fierce market competition in an invincible position. This research is divided into six chapters. Chapter one, mainly elaborated the background and significance of the subject,and carried on the elaboration to the paper's research content and the method. In the second chapter, the author gives a brief introduction to the related theories of diversification strategy at home and abroad, and introduces the related concepts and strategic research tools. The third chapter, from the macro-environment, industry environment and enterprise internal environment analysis, to find out the motivation of HS Business Group diversification. The fourth chapter, through the summary analysis, finds out the relevant diversification business which is suitable for the development of HS Commercial Group. And carry on the feasibility analysis to the diversification business which develops. Chapter 5, on the basis of building new business, optimize the existing Operation Guarantee measures of HS commercial group, including optimizing the organizational structure, strengthening the human resource recruitment and training, strengthen enterprise information management and other three dimensions of security measures. The sixth chapter, the conclusion, has carried on the induction and the summary to the full text overall research. In this paper, PEST analysis, Porter's five forces model and other methods, the current domestic commercial real estate market and the macro-environment of the industry analysis, it also analyzes the internal environment and management ability of the enterprises that HS Business Group is facing, and determines the basic logic and feasibility of diversified management of HS Business Group. Through internal resource analysis, find the current development of the company's diversified business, and then the hotel industry and department store industry analysis, based on HS Business Group is building in the management of the hotel, shopping center, and the existing professional talent pool, sufficient to support the hotel and department store industry business expansion. In terms of measures to optimize organizational structure, strengthen human resource recruitment and training, and enhance enterprise information management, HS Commercial Group has achieved better business results. The research of this paper is about how to find out a suitable diversification strategy for HS commercial group, which is facing increasingly fierce market competition under the current situation, this has an important role in the development of the company.
