| 中文摘要: | 房地产行业在国内发展至今,已经迈入了稳定发展阶段。随着市场竞争不断加剧,市场总量在不断被压缩,而面对日益严峻的市场形势,作为大型房地产企业更需要关注成本管理,通过成本管理的不断优化,实现降本增效,进而保障企业的利润率。但是,房地产固有的特性又使得成本管理不是一个简单的任务,随着整个行业的发展,也在不断走向精细化、标准化的管理方向,而如今数字化的浪潮在各行各业席卷,这也为房地产项目的成本管理能力提升指明了新的方向。 D公司作为一家覆盖区域广、项目类型全、业务情况复杂的大型房地产企业,基于市场的变化,也在房地产行业的变局中不断挣扎,亟需通过数字化的改进升级,提升成本管理水平,控制项目成本。本文拟以D公司的成本管理数字化为研究对象,在对时代背景、行业背景进行分析的基础上,基于对D公司目前成本管理、成本管理数字化的现状介绍和现存问题分析,为D公司的成本管理数字化提出升级改进的建议。首先,本文通过文献研究法,阅读文献了解成本管理及数字化的相关理论。其次,通过案例分析法对D公司成本管理情况及数字化情况进行了详细介绍。再次,本文通过问卷调研及访谈调研的手段,对D公司的成本管理数字化的现状进行了深入调研,找到目前存在的问题。然后,基于目前D公司成本管理数字化存在的问题,结合成本管理的相关理论依据,提出改进方向和设计思路,包括整体方案设计、重点模块构想和数据库建设,并同步提出数字化的保障措施,包括组建数字化建设的项目团队,建立数字化的监督机制和跨部门合作机制,通过管理管理手段保障数据安全,并最终坚定企业践行数字化的态度。最后,从启示和不足两方面总结本次研究,并对成本管理数字化研究的进一步深入研究予以展望。 D公司作为大型房地产企业的代表,在一定程度上可以代表一部分大型企业成本管理数字化的发展现状,因此期望本文研究成果不仅能够为D公司一家公司提供数字化创新应用的启发,也能为其他公司通过数字化升级成本管理提供一定的借鉴。 | |
| 英文摘要: | The Real Estate Industry has been developing in China and has entered an era of stable development. As the market competition continues to intensify, the total market volume is constantly being compressed, and facing the increasingly severe market, as a large real estate enterprise, it needs to pay more attention to cost management through the continuous optimization of cost management, to achieve cost reduction and efficiency, and then to protect the profitability of enterprises. However, the inherent characteristics of real estate make cost management a difficult task, and with the development of the whole industry, it is also moving towards the direction of refinement and standardization of management, and it is necessary to find the most appropriate management methods according to the cost management characteristics of different stages of the project, so as to finally achieve the optimization of target costs. As a large real estate enterprise covering a wide area, with a full range of projects and complex business situations, D Company, who is based on the changes in the market and also struggling with the changes in the real estate industry, urgently needs to improve and upgrade its cost management and control project costs through digital improvement. This Thesis intends to take the digital management of D Company as the research object, and on the basis of the analysis of the industry background and the background of the times, combining the current cost management situation and digital management in D Company, to propose the upgrading and improvement for the digitization of cost management within D Company. Firstly, this Thesis states the current situation of cost management and digitization management in D Company. Secondly, based on the questionnaire issued to key persons on cost management, the author analyzes the problems within D Company, then proposes the innovative application of digitization to solve the problems of current cost management in digital system, including the overall scheme design, key module concept and cost database establishment. Simultaneously, the author proposes the measures to guarantee the digitization, which include establishing a project team for digital construction, improving the supporting system regarding the supervision mechanism and cross department cooperation, firming up the enterprise's attitude towards digitization, and safeguarding the data security by means of improving the management methods. Finally, this Thesis summarizes this research from insufficiencies and enlightenments, and triggers new expectations on the research of digitization of cost management. As a representative of large real estate enterprises, D Company could represent the current development of digitization of cost management in large enterprises to a certain extent. Therefore, it is expected that the research results of this thesis can not only provide inspiration for the innovative application of digitization for D Company alone, but also provide some reference for other companies to upgrade their cost management through digitization. | |
