中文摘要: 2020年初新冠疫情这个黑天鹅事件的爆发以及疫情防控的不断反复,对房地产行业供需两端产生巨大的影响,再加上国家陆续出台“三道红线”及房贷管理等政策,使得房地产市场面临着前所未有的债务偿还和融资压力,甚至出现了不少房地产企业暴雷的事件。在疫情因素逐渐平息、国家经济逐步复苏的今天,既是挑战,也是机会,如何在后疫情时代把握市场机遇,制定符合宏观环境和企业自身情况的财务战略和相关措施,将是决定企业能否生存发展的重要问题。本文以财务战略为核心和切入点,选取财务战略急需实现顺利转型的HS公司作为案例企业,对其在目前公司战略指导下实行的财务战略措施进行优化,使其更加适合公司发展和宏观环境需要,提升公司的可持续发展能力。 本研究结合文献审查和实际案例,选择HS公司的财务战略作为研究焦点,发现了HS公司在后疫情时代在财务战略转型中所面临的挑战和困境,由此根据HS公司的实际状况和房地产行业的发展趋势,对其财务战略措施进行了调整和优化,最终形成了研究的结论。第二章深入探讨了房地产公司与财务战略之间的理论联系,旨在为公司未来的财务战略优化提供坚实的理论支撑。第三章首先对HS公司实行的财务战略以及财务战略转型过程进行分析,并对HS公司2017年至2022年的财务数据和经营情况做详细说明,总结HS公司财务战略的实施情况以及其实施过程中存在的问题。第四章在提出问题的基础上分别从财务战略中的投资策略、融资策略和营运策略三方面提出优化方案。第五章在上一章提出具体财务战略优化方案后从完善公司组织结构及控制系统和增强风险管控两个方面来对财务战略优化提供保障措施。最后根据对HS公司整体的研究,总结本文的研究结论,发现不足之处。 通过对HS公司进行案例分析,本文发现公司首先需要根据总体战略部署及时制定相匹配的财务战略,再根据财务战略及时实现相关财务措施的有效匹配,这样才能有效面对新的市场环境,顺利度过行业危机,甚至化险为夷实现弯道超车。 
英文摘要: The outbreak of the black swan event of the new crown epidemic in early 2020 and the continuous recurrence of epidemic prevention and control have had a huge impact on both ends of the supply and demand of the real estate industry. How to grasp market opportunities in the post-epidemic era and formulate financial strategies and related measures that are in line with the macro environment and the company's own situation will be an important issue to determine whether the enterprise can survive and develop. Taking financial strategy as the core and entry point, this paper selects HS companies whose financial strategies urgently need to achieve smooth transformation as case enterprises, and optimizes the financial strategic measures implemented under the guidance of the current corporate strategy, so as to make them more suitable for the company's development and the needs of the macro environment, and enhance the company's sustainable development ability. Based on literature review and actual cases, this study selects the financial strategy of HS company as the research focus, and finds the challenges and dilemmas faced by HS company in the financial strategy transformation in the post-epidemic era, and then adjusts and optimizes the financial strategy measures of HS company according to the actual situation of HS company and the development trend of the real estate industry, and finally forms the conclusion of the research. Chapter 2 deeply explores the theoretical relationship between real estate companies and financial strategies, aiming to provide solid theoretical support for the optimization of financial strategies in the future. Chapter 3 first analyzes the financial strategy and financial strategy transformation process implemented by HS Company, and gives a detailed description of the financial data and operation of HS Company from 2017 to 2022, and summarizes the implementation of HS Company's financial strategy and the problems existing in its implementation process. On the basis of the questions raised, the fourth chapter puts forward optimization plans from three aspects: investment strategy, financing strategy and operation strategy in the financial strategy. Chapter 5: After putting forward the specific financial strategy optimization plan in the previous chapter, it provides safeguard measures for the optimization of financial strategy from two aspects: improving the company's organizational structure and control system and enhancing risk control.The last part summarizes the findings of this paper and identifies deficiencies based on a study of HS companies as a whole. Through the case analysis of HS companies, this paper finds that the company first needs to formulate a matching financial strategy in a timely manner according to the overall strategic deployment, and then realize the effective matching of relevant financial measures in a timely manner according to the financial strategy, so as to effectively face the new market environment, successfully overcome the industry crisis, and even turn the danger into a corner to achieve overtaking.
