中文摘要：	以国际化全球性视野为契机，借鉴国内外先进的项目开发经验和模式，研究的对象涵盖了项目的管理模式、项目资产资本的运营、项目战略决策的制定等等，对所有项目应用资源的整合和调配，在如何有效利用资源有效配置资源等方面进行研究。根据理论结合实践的原则，依托实际案例，取得鲜明结论，并推断合理化建议，实现客观实质上有利于企业成长、健康发展之目的，从全局角度上有利社会经济的运行，对今后项目开发和投资项目建设有着长足的指导和借鉴意义。 本次论文以天一MALL项目的开发规划为主导，主要分为六章，第一章 引言，阐述了MALL项目的研究背景、研究意义、研究方法以及研究内容。第二章国内外MALL项目发展的现状，介绍了国内外MALL项目的发展现状。第三章 和泰集团开发天一MALL项目的优势，分析了和泰集团开发的天一MALL项目的优劣势。第四章 和泰集团开发天一MALL项目的定位，确定了本项目的定位目标。第五章 和泰集团开发天一MALL项目的基础设施保障，介绍了项目整体配套设施的规划，以及前期配套工程的具体指标。第六章为结语，是对本文的总结和展望。 经过对目前的市场经济状况和国内外MALL项目的开发情况的深入研究分析，以及对现有土地实际现状的调研、勘察、总结，综合一系列因素条件的研究对项目展开整体全面的设计与规划。以借鉴国外经典mall的成功优势结合本地现状为基础，在天津建设具有鲜明特色的“天一MALL”，是具有历史性意义的新尝试和划时代的新变革，相信本项目将会为环渤海经济带提供更多的生活新理念及生活新方式。展望未来新兴人才不断提升的快节奏生活要求和都市现代化的要求将得到更好满足，滨海新区未来的发展将得到更多优质人才的进驻。故此，本项目的启动将是万众瞩目的新焦点。
