中文摘要:设施是组织的重要资源之一,为确保生活和生产能够顺利进行和正常运作,设施的存在至关重要。不同公司由于其不同的业务范围导致了设施管理的范围也有所不同。对于制造业企业,设施是企业进行生产运行的必要物质基础。设施包括供应企业运行中办公及生产所需的电、水、燃气等能源,以及空调、采暖、监控、消防、建筑防雷、废水处理等各类设施。设施管理部门的服务范围不限于某个特定部门,而是覆盖整个公司,从而凸显了设施管理在公司中的重要性。设施管理的稳定运行直接关系到公司的整体经营,它将对产品产量和质量、交货期限、研发工作、销售订单及社会责任等方面产生很大影响。加强设施管理是确保企业生产运营秩序的保障,也是提高生产效率的基础。 本文通过对国内外设施管理理论的学习和研究,借鉴了全球设施管理领域的研究成果,并以相关理论为基础,首先阐述了设施管理的基本概念、设施管理的范围、设施管理理论体系以及设施管理外包模型。然后,结合设施管理理论知识,以对BL公司天津工厂的设施管理现状进行分析为基础,通过鱼骨图分析工具,发现公司存在设施管理效率低下,设施故障率居高不下且维修时效过长,导致了维修成本持续增长;以及由于设施服务管理流程的不完善和沟通的欠缺,导致工厂内部客户不断的抱怨和投诉;同时,由于大量的设施单项业务外包模式存在的弊端,导致设施管理的安全风险不断增大。最终把工厂设施管理中的问题归纳为组织结构及人员、设施现场管理、设施管理服务流程及设施单项业务外包四大问题。最后通过对问题的深入分析,制定了改进方案,推动了BL公司设施管理水平的提高。 通过对BL天津工厂以及整个设施管理行业的情况进行深入研究,本研究对设施管理的优化具有一定的理论意义和实用价值。一方面,改进公司的设施管理方案是至关重要的,能够有效提高设施管理的效率及提升客户的满意度;另一方面,通过对BL天津工厂设施管理的优化,能够更好地支持产品生产过程,提高运营的可靠性,并有效降低产品成本,提升产品的竞争力;最后,本研究成果对于BL公司及类似设施密集型企业来说具有重要意义,可以改善企业的设施管理水平,提升其在市场上的竞争力。 
英文摘要:Facilities is an important resource of an organization and their existence is essential to ensure that life and production can run smoothly and properly. The scope of facilities management varies from company to company due to its different business scope. For manufacturing enterprises, facilities are the necessary material basis for production and operation. Facilities include the supply of electricity, water, gas and other energy required for office and production in the operation of enterprises, as well as air conditioning, heating, monitoring, fire protection, building lightning protection, waste water treatment and other facilities. The service scope of the Facilities Management department is not limited to a particular department, but covers the entire company, thus highlighting the importance of facilities management in the company. he stable operation of the facility management department will directly affect the overall operation of the company. It will have a significant impact on the output and quality of products, the delivery time of finished products, the development of products, the completion of sales orders and social responsibility. Strengthening facility management is the guarantee to ensure the production and operation order of enterprises, and also the basis to improve production efficiency. Through the study and research of facilities management theories in China and abroad, this thesis draws on the research results in the field of global facilities management and based on relevant theories, firstly expounds the basic concept of facilities management, the scope of facilities management, the theoretical system of facilities management and the outsourcing model of facilities management. Then, combining the theoretical knowledge of facility management and basing on the analysis of the current situation of the facility management in BL Tianjin factory, through the fishbone diagram analysis tool, it is found that the company has low facility management efficiency, high facility failure rate and excessively long maintenance time, which leads to the continuous increase of maintenance costs. As well as due to the imperfect process of facility service management and the lack of communication, resulting in continuous complaints from customers inside the factory; At the same time, due to the shortage of single facility business outsourcing model, the security risk of facility management is increasing. Finally, the problems in plant facility management are summarized into four major problems: organizational structure and personnel, on-site management of facilities, facility management service process and facility outsourcing. Finally, through the in-depth analysis of the problem, the improvement plan is formulated to promote the improvement of BL company's facility management level. Through the in-depth study of BL Tianjin factory and the whole facility management industry, this study has certain theoretical significance and practical value for the optimization of facility management. On the one hand, it is crucial to improve the company's facility management program, which can effectively improve the efficiency of facility management and enhance customer satisfaction; On the other hand, through the optimization of BL Tianjin plant facility management, it can better support the production process, improve the reliability of operation, effectively reduce product costs and enhance the competitiveness of products. Finally, the research results are of great significance for BL companies and similar facilities intensive enterprises, which can improve the facility management level of enterprises and enhance their competitiveness in the market.
