中文摘要: 摘要 近年来,城镇化加剧催生了许多房地产项目。这些项目为区域发展和居住房需求提供了支持,但却总是面临着严重的质量问题。虽然施工方和承包方从各种角度探讨了质量管理的优化措施,但仍然存在不足之处。因此,本文引入全生命周期理论,聚焦于A工程项目,探讨其质量管理模式的优化,旨在为其他类似房地产项目提供经验借鉴。 本文首先基于A项目的实际情况,依据相关项目管理理论和自身经验,收集了A工程项目在推进过程中的质量管理相关数据,从设计阶段一直到最后的运维阶段。发现存在设计水平不高、施工问题突出、竣工审核随意化和设施设备维修不合格等问题。同时,借助结构方程模型,并基于全生命周期理论,对A工程项目的质量管理因素进行了识别并构建了定量模型。根据路径系数的结果,表明应特别关注施工过程中的质量控制,其次是设计阶段,最后是竣工阶段和运维管理阶段。综合上述情况,本文提出要强化A工程项目的质量管理优化,应加强设计过程的质量控制和审核质量控制。此外,需要关注施工队伍和施工工艺的质量改善,并建立竣工审核体系,构建竣工标准化以及设施设备质量控制。通过这些逐步的改进,能够切实提供对房地产相关项目质量控制的支持。 
英文摘要: Abstract In recent years, increased urbanization has spawned a number of real estate projects. These projects have supported regional development and housing needs, but have always faced serious quality problems. Although the constructors and contractors have discussed the optimization measures of quality management from various angles, there are still shortcomings. Therefore, this thesis introduces the whole life cycle theory, focuses on the project A, and discusses the optimization of its quality management mode, aiming to provide experience for other similar real estate projects. Based on the actual situation of project A and relevant project management theories and my own experience, this thesis first collected the relevant data of quality management of project A in the process of promotion, from the design stage to the final operation and maintenance stage. It is found that there are some problems such as low design level, prominent construction problems, arbitrary completion audit and unqualified maintenance of facilities and equipment. At the same time, based on the structural equation model and the whole life cycle theory, the quality management factors of A project are identified and a quantitative model is built. According to the result of the path coefficient, it shows that special attention should be paid to the quality control in the construction process, followed by the design stage, and finally the completion stage and the operation and maintenance management stage. Based on the above situation, this thesis proposes to strengthen the quality management optimization of A project, the quality control of design process and audit quality control should be strengthened. In addition, it is necessary to pay attention to the quality improvement of the construction team and construction technology, and establish the completion audit system, establish the standardization of completion and the quality control of facilities and equipment. Through these gradual improvements, we can effectively provide support for the quality control of real estate related projects.
