| 中文摘要: | 自“房住不炒”概念首次被提出至今已经有六年多的时间,虽然近一年多各地楼市利好政策频繁出台,但“房住不炒”仍是中国房地产市场政策的主基调。建材的采购成本是房地产项目成本的重要组成部分,供应商的开发是影响建材采购成本的最重要因素,供应商开发的不断优化将成为房地产企业存活于竞争激烈的市场环境下的重要竞争优势。 本文首先通过查阅相关书籍和文献,借鉴前人的研究成果及实操经验,进一步梳理了与供应商开发相关的概念及理论,作为对T建材公司供应商开发优化研究的理论支撑。其次,采用半结构化访谈的方式对T建材公司建筑材料供应商开发过程中的问题进行调研,并对所得结果进行收集、整理和归纳,发现T建材公司存在供应商开发流程不完善、相关制度不健全、相关工作无侧重、供应商准入评估无标准等问题。再次,本文透过表象观本质,结合T建材公司实际,厘清T建材公司的供应商开发优化方案的目标及思路,对一系列问题所产生的原因进行分析,并以流程优化为主线,将流程中最为重要的供应商分类和供应商准入指标体系的建设进行细化研究。参考了卡拉杰克模型将T建材公司的建材供应商分为战略安全类、战术获取类、战略关键类和战术利润类四类。运用模糊综合评价法结合AHP层次分析法将四类建材对应的供应商的准入评估指标进行定性、定量的分析,运用科学的方法确定各评估指标的权重,最终形成优化方案,进而实现对T建材公司的供应商开发的优化。最后,本文从方案实施计划、企业文化的建立、制度的制定以及相关人员质量的提升四个方面提出了针对T建材公司供应商开发优化方案的保障措施,以保障方案实施落地。 本研究以T建材公司的供应商开发为研究案例,对国内中小型大宗建筑材料贸易企业的供应商开发提供了具体且可行的执行方案,使后续的供应商开发有了更为科学和系统的操作流程和行为依据,同时也为国内其他中小型建材贸易企业的供应商开发提供了相对完整的思路,对同类型企业的供应商开发具有一定的指导意义。 | |
| 英文摘要: | It has been more than six years since the concept of "houses are for living in, not for speculation" was first proposed. Although favorable policies for the property market have been frequently introduced in the past years, "houses are for living in, not for speculation" is still the main keynote of China's real estate market policies. The procurement cost of building materials is an important part of the cost of real estate project. The development of suppliers is the most important factor affecting the procurement cost of building materials. The continuous optimization of supplier development will become an important competitive advantage for real estate enterprises to survive in the competitive market environment. First of all, by referring to relevant books and literature, and drawing on previous research results and practical experience, this thesis further sorted out the concepts and theories related to supplier development, which served as the theoretical support for the research on supplier development optimization of T Building Materials Company.Secondly, the semi-structured interview method is adopted to investigate the problems in the development process of building material suppliers of T building material Company, and the results are collected, sorted and summarized. It is found that T building material company has problems such as imperfect supplier development process, imperfect related system, no focus on related work, and no standards for supplier access evaluation. Thirdly, this thesis, through the appearance view essence, combined with the reality of T building Material company, clarified the objectives and ideas of T building Material Company's supplier development optimization scheme, analyzed the causes of a series of problems, and took the process optimization as the main line, carried out a detailed study on the most important supplier classification in the process and the construction of supplier access index system. By referring to Kraljic Matrix, building materials suppliers of T Building Materials Company are divided into four categories: strategic security, tactical acquisition, strategic critical and tactical profit. The fuzzy comprehensive evaluation method combined with AHP analytic hierarchy process is used to qualitatively and quantitatively analyze the access evaluation indexes of the suppliers corresponding to the four types of building materials, and the weight of each evaluation index is determined by scientific methods, and the optimization scheme is finally formed, so as to realize the optimization of the supplier development of T building materials Company.Finally, from four aspects of program implementation plan, establishment of corporate culture, formulation of system and improvement of quality of related personnel, this thesis puts forward safeguard measures for supplier development optimization scheme of T Building Materials Company, so as to ensure the implementation of the scheme. This thesis takes the supplier development of T Building Material Company as the case thesis, and provides specific and feasible execution plans for the supplier development of domestic small and medium-sized bulk building material trading enterprises, so that the subsequent supplier development has a more scientific and systematic operating process and behavior basis, and also provides a relatively complete idea for the supplier development of other domestic small and medium-sized building material trading enterprises. It has certain guiding significance to the supplier development of the same type enterprises. | |
