| 中文摘要: | 近年来,“高周转”及“借鸡生蛋”成为了中国房地产企业业绩增长的制胜法宝。随着国家提出 “房子是用来住的,不是用来炒的”的指导思想,以及 “限价”、“限购”、“限贷”、“限售”及“三道红线”等政策的相继出台,房地产市场进入了惨烈的竞争时代。房地产企业纷纷将关注点转移到企业内部如何有效控制并降低成本。 本文选择对房地产住宅项目全过程成本管理改进策略进行研究,探索全过程成本管理存在的问题和改进措施,为类似房地产住宅项目的全过程成本管理提供参考,为中国房地产成本管理理论及体系的建设添砖加瓦。 本文研究了房地产成本管理理论,包括房地产成本管理的概念、成本的组成及全过程各阶段成本管理的工作内容和重点。通过对J项目的概况以及J项目前期目标成本、过程动态成本、后期实际成本的介绍和研究,结合专家调查意见,从主客观角度真实展现J房地产住宅项目的管理现状及存在的问题。针对每个阶段的主要问题分析产生原因,提出建立标准化成本、强化成本策划和落实设计成本复核的改进策略解决前期目标成本编制过程中遇到的问题,针对过程和后期成本管控的问题通过做实计划和控制工作进行成本管理改进,同时做好组织保障、制度保障和技术资金保障工作来保障改进策略的有效实施。 | |
| 英文摘要: | In recent years, "high turnover" and "borrowing chicken to lay eggs" have become the magic weapon of China's real estate enterprises' performance growth. With the guiding ideology of "housing is for living, not for speculation" put forward by the state, and the policies of "price restriction", "purchase restriction", "loan restriction", "sales restriction" and "three red lines" introduced one after another, the real estate market has entered an era of fierce competition. Real estate enterprises have shifted their focus to how to effectively control and reduce costs within the enterprise. This thesis chooses to study the improvement strategy of the whole process cost management of real estate residential projects, explore the problems and improvement measures of the whole process cost management, provide reference for the whole process cost management of similar real estate residential projects, and contribute to the construction of China's real estate cost management theory and system. This thesis studies the theory of real estate cost management, including the concept of real estate cost management, the composition of cost, and the work content and focus of cost management in all stages of the whole process. Through the introduction and research of the general situation of Project J, the early target cost, the process dynamic cost and the later actual cost of Project J, combined with the expert survey opinions, the management status and existing problems of the J real estate residential project are truly presented from the subjective and objective perspective. Analyze the causes of the main problems at each stage, propose the improvement strategy of establishing standardized costs, strengthening cost planning and implementing design cost review to solve the problems encountered in the preparation of target costs at the early stage, and improve cost management through practical planning and control for the problems of cost control at the process and later stages, while ensuring the organization The effective implementation of the improvement strategy is guaranteed by the system guarantee and technical fund guarantee. | |
