| 中文摘要: | “高周转”,是近几年房地产市场中热门词汇之一,它的含义是指房地产公司要通过提高项目的开发速度来加快企业内部的资金流转,尽快实现项目获利,并将回笼资金进行再投资。房地产企业为了在“高周转”的市场环境中仍能够占得一席之地,必须提高自己下属项目公司进行项目管理的能力。能否做到行之有效的项目进度管理,对于项目能否有效实现“高周转”的模式起到重要影响作用。然而房地产项目在建设过程中,长时间的工期会产生众多不确定因素影响项目计划,在项目建设期间中,如果缺乏更为科学合理的管理方法,项目最终的实施成果,将会和既定目标出现一定程度上的偏差。 结合国内外目前进度管理研究现状,本论文采用关键链技术对 ND 公司 BPY项目的进度管理情况进行了研究。通过对 BPY 项目的主要情况进行介绍,针对BPY 项目进度管理的问题,采用 WBS 方法对项目工程的工作结构进行分解,构建出项目网络计划图;对项目建设期间中的资源约束进行分析,完成对关键链进行识别及确认;根据已确认的关键链,比较三种关键链缓冲区的计算方法,并根据项目实际情况选择合适方法,设置合理的缓冲区。最后对 BPY 项目关键链技术的实施效果进行了分析总结,并针对项目实际情况提出相应的保障措施。不难发现,通过建立的关键链技术进度管理模型,应用关键链技术大大缩短项目工期,使得一些关键工序的时间在资源约束的背景下变得相对宽裕,确保项目整体进度管理的目标能够实现,证明了采用关键链技术在房地产项目进行进度管理在理论和实践上具有可行性,值得同类型项目在实施中进行参考。 | |
| 英文摘要: | "Fast turnover" is one of the most popular words in the real estate market in recent years. Its meaning means that real estate companies should speed up the flow of funds within the enterprise by increasing the development speed of the project, realize the profit of the project as soon as possible, and carry out the return of funds. invest again. In order to keep a place in the "fast turnover" market environment, real estate companies must improve their subordinate project companies' ability to manage projects. Effective project schedule management plays an important role in whether the project can effectively achieve the "high turnover" model. Finally, the implementation effect of the key chain technology of the BPY project is analyzed and summarized, and corresponding safeguard measures are put forward according to the actual situation of the project.
