| 中文摘要: | 近二十几年我国房地产行业发展迅速,1995年到2015年为中国住宅地产的快速增长期,2015年至今是我国商业地产地产快速增长期,而后逐步放缓。特别是2019年以后,包含政策调整等原因,中国住宅地产和商业地产基本达到了指标饱和期。政府规划指标上的主动引导、商业地产可以快速资金回笼等原因,造成投资和开发的社区商业地产项目也越来越多,而有限的市场资源倒逼社区商业地产在开发和运营过程中思考回归以消费为基础的商业模型,社区商业地产项目的规模由大而小,走小而精、小而美的“体验式”发展道路。 本论文通过文献参考、案例参考和社区商业藕乐汇项目实际运行情况进行分析,基于社区商业地产的相关理论,结合国内现行的三种运营模式(只售不租、只租不售、租售结合)进行研究和分析,通过案例参考法和层次分析法,选取资金实力、现金流、市场需求、净现值、投资回收期等对不同模式的优劣势作测算对比和因素重要性分析,确保选取最优方案,为社区商业开发商、资产持有方、运营商和政府提供相关发展建议。 本文的创新之处在于基于需求层次理论梳理社区商业的业态组合比例和类型,用层次分析法研究选取的核心元素对三种模式的重要性影响,并建立评价模型,希望为社区商业地产投资者的投资开发和商业运营提供一些参考。 | |
| 英文摘要: | Over the past two decades, China's real estate industry has developed rapidly. The period from 1995 to 2015 is the rapid growth period of China's residential real estate. From 2015 to now, it is the rapid growth period of China's commercial real estate, and then it gradually slows down. Especially after 2019, including policy adjustment and other reasons, China's residential real estate and commercial real estate are basically saturated. Due to the active guidance of government planning indicators and the rapid withdrawal of funds from commercial real estate, more and more commercial projects are invested in the market, and the limited market resources force the community commercial real estate to think about returning to the consumption-based business model in the process of development and operation. The scale of community commercial real estate projects has gradually changed from large to small,and to small and refined ,small and beautiful “experiential“ development path. Through literature reference and case reference, combined with the actual operation of community commercial real estate O’Lehui Project, referring to the relevant theories of community commercial real estate, this thesis summarizes the three current domestic operation modes (property right sales, rent but not sell, rent and sale combination) for research and analysis, takes case-reference method and analytic-hierarchy process as analysis tools, selects financial strength, cash flow, market demand, net present value and investment payback period as core indicators, measure and compare the advantages and disadvantages of different models and analyze the importance of factors, ensure the selection of the best scheme, and put forward relevant development suggestions for community commercial developers, asset holders, operators and the government. The innovation of this thesis is to sort out the business combination proportion and types of community commerce based on the demand-hierarchy theory, study the importance and impact of core selection elements on the three modes with analytic hierarchy process, and establish an evaluation model, hoping to provide some references for the investment development and commercial operation of community commercial real estate investors. | |
