| 中文摘要: | 在我国城市经济、产业环境高质量发展的背景之下,房地产行业仍然是国民经济的重要支柱之一,尤其是产业地产更是推动中国城镇化进程的关键力量。近年来,国家宏观政策以稳增长、调结构为主基调,叠加新冠疫情的影响,具有资金占用量大、高杠杆、重资产特征的众多房地产企业面临各种挑战,企业须通过战略转型适应新形势。战略转型方案的实践不仅有助于企业解决实际问题,还能够总结普适性规律并丰富现有理论体系,从而提炼出解决相关问题的思路和方法,为同类企业提供借鉴价值,具有重要的理论与现实意义。 本论文针对HX地产公司的战略转型问题展开研究。以企业战略转型理论为核心,系统的梳理了战略管理、组织理论与组织设计、公司治理等相关理论和文献,为论文奠定了坚实的理论基础。同时回顾了PEST分析、波特五力模型、商业模式画布、SWOT分析以及战略布局图等战略分析工具,为公司转型战略的选择和制定提供了理论依据。文章采用文献研究法、案例分析法和实地调研访谈的方式,以HX地产公司为案例进行诊断性研究。首先,对HX地产公司发展历程和现状进行详细阐述,找出导致公司发展的困境问题及其产生的根源。其次,使用战略分析工具对公司内外部环境进行全面分析并对比公司现行战略,提出HX地产公司当前多元化公司战略和差异化竞争战略已不适应当前环境的变化,需要实行公司整体战略转型。再次,基于当前环境背景,为HX地产公司的战略转型重新定位,在新的战略目标和原则指导下,制定战略转型实施策略,战略转型方案以防御型公司战略和集中化竞争战略为核心。最后,为保证战略转型方案能够得到有效实施,从公司治理机制、组织结构建设和风险管理体系等方面制定相关实施保障措施,以便顺利执行且对相关企业的实践具有指导作用。 HX地产公司战略转型实施策略的实践不是一蹴而就的,需要长期、持续的反馈和完善,并根据企业发展轨迹和外部环境的适应性动态的调整战略,未来有待进一步验证、补充和深化研究。 | |
| 英文摘要: | In the context of the high-quality development of our country's urban economy and industrial environment, the real estate industry is still one of the important pillars of the national economy, especially industrial real estate is a key force in promoting China's urbanization process. In recent years, the national macro policy has been based on stabilizing growth and structural adjustment, and superimposing the impact of the new crown epidemic. Many real estate companies with the characteristics of large capital occupation, high leverage, and heavy assets are facing various challenges. Companies must adapt to the new through strategic transformation situation. The practice of the strategic transformation plan not only helps enterprises to solve practical problems, but also summarizes universal laws and enriches the existing theoretical system, thereby extracting ideas and methods for solving related problems, providing reference value for similar enterprises, and having important theories and practical significance. This paper focuses on the strategic transformation of HX Real Estate Company. With the theory of corporate strategic transformation as the core, it systematically sorted out related theories and literatures such as strategic management, organization theory and organization design, corporate governance, and laid a solid theoretical foundation for the thesis. At the same time, it reviewed strategic analysis tools such as PEST analysis, Porter's five forces model, business model canvas, SWOT analysis and strategic layout, which provided a theoretical basis for the selection and formulation of the company's transformation strategy. The article adopts the method of literature research, case analysis and field investigation and interview, and conducts diagnostic research with HX real estate company as a case. First, elaborate on the development history and status quo of HX Real Estate Company, and find out the dilemma that led to the company's development and its root causes. Secondly, using strategic analysis tools to conduct a comprehensive analysis of the company's internal and external environments and compare the company's current strategies, it is proposed that HX Real Estate's current diversified corporate strategy and differentiated competition strategy are no longer adapted to the changes in the current environment, and the company's overall strategic transformation needs to be implemented. Thirdly, based on the current environmental background, repositioning HX Real Estate's strategic transformation, under the guidance of new strategic goals and principles, formulate strategic transformation implementation strategies. The strategic transformation plan focuses on defensive company strategies and centralized competition strategies. Finally, in order to ensure that the strategic transformation plan can be effectively implemented, relevant implementation safeguard measures are formulated from the aspects of corporate governance mechanism, organizational structure construction and risk management system, to be smoothly implemented and have a guiding role in the practice of relevant enterprises. The practice of HX Real Estate's strategic transformation implementation strategy is not accomplished overnight. It requires long-term and continuous feedback and improvement, and dynamically adjusts the strategy according to the company's development trajectory and the adaptability of the external environment. It needs further verification, supplementation, and in-depth research in the future. | |
