中文摘要: 建设项目全生命周期成本管理要求站在全社会角度上,追求项目全生命周期成本最小化及价值最大化。这种思想和方法促使决策者综合考虑建造成本和运营成本,积极采用更科学的建筑设计、更环保的建筑材料、更节能的设施设备、更精益的组织模式、更绿色的施工技术、更高效的管理手段,达到经济效益、环境效益、社会效益最大化。BIM技术是实现全生命周期成本最有效的工具之一,基于BIM技术的建设项目全生命周期成本管理研究具有现实意义。 本文通过背景研究,确立了研究内容、研究方法。在国内外研究基础上,结合中国国情,提出了建设项目全生命周期的新“五段”划分法:将招投标阶段、竣工结算和施工阶段合并成“实施阶段”,增加“废置阶段”,做到即尊重现实,又满足全生命周期成本管理需要。对全生命周期模型进行优化,提出全生命周期成本管理模型。优化分两个方面:一是在注重全生命周期成本最低的同时还要确保建设项目价值最大化。二是建设期成本需要考虑折现。成本控制中明确将“无效成本”作为成本管控重点之一。为确保BIM发挥最大优势,应坚持以业主为主导、各方协同的BIM应用模式,标准构件库+非标构件参数化设计的正向设计方式,并对剩余生命周期成本持续评价。首次提出“BIM信息空间站”模型,将决策、设计、实施、运营维护、废置阶段的BIM应用点,及BIM信息的沟通机制进行直观、具体、详尽的描述,为BIM顺利实施打下了基础。D-理想之城项目作为应用实例,通过项目成本管理存在问题及原因分析,进行项目成本管理方案设计,从组织模式及各阶段成本管理两个层级提出解决方案及保障措施。D-理想之城项目成本管理实践,验证了基于BIM技术的全生命周期成本管理方法论的有效性。最后对研究结论进行总结并提出未来研究方向。 通过本文的研究,探索了基于BIM技术的建设项目全生命周期成本管理组织模式、运行方式、成本管控重点、BIM对于成本管理的具体应用点等,对于工程实践具有指导性和示范性,丰富了全生命周期成本管理理论和实践。 
英文摘要:The whole life cycle cost management of construction project requires to stand on the perspective of the whole society and pursue the minimization of the whole life cycle cost and the maximization of value. This idea and method urges decision-makers to comprehensively consider the construction cost and operation cost, actively adopt more scientific architectural design, more environmentally friendly building materials, more energy-saving facilities and equipment, more lean organization mode, greener construction technology and more efficient management means, so as to maximize economic, environmental and social benefits. BIM Technology is one of the most effective tools to realize the whole life cycle cost. The research on the whole life cycle cost management of construction projects based on BIM Technology has practical significance. Through the background research, this thesis establishes the research content and research methods. Based on the research at home and abroad and combined with China's national conditions, a new "five stage" division method for the whole life cycle of construction projects is proposed: the bidding stage, completion settlement and construction stage are combined into "implementation stage" and "waste stage" is added. Respect the reality and meet the needs of life cycle cost management. Optimize the whole life cycle model and put forward the whole life cycle cost management model. Optimization is divided into two aspects: one is to ensure the maximization of the value of the construction project while paying attention to the lowest cost of the whole life cycle. Second, the cost during the construction period needs to be discounted. In cost control, "invalid cost" is clearly regarded as one of the key points of cost control. In order to ensure that BIM gives full play to its advantages, we should adhere to the BIM application mode dominated by the owner and coordinated by all parties, the positive design mode of standard component library + parametric design of non-standard components, and continuously evaluate the remaining life cycle cost. The "BIM information space station" model is proposed for the first time to describe the BIM application points in the decision-making, design, implementation, operation and maintenance and abandonment stages and the communication mechanism of BIM information in an intuitive, specific and detailed manner, which lays a foundation for the smooth implementation of BIM. D-ideal city project as an application example, through the analysis of the existing problems and causes of project cost management, the project cost management scheme is designed, and the solutions and guarantee measures are put forward from the two levels of organization mode and cost management at each stage. The cost management practice of d-ideal City Project verifies the effectiveness of the whole life cycle cost management methodology based on BIM Technology. Finally, the research conclusions are summarized and the future research direction is put forward. Through the research of this thesis, the organization mode, operation mode, cost control focus and specific application points of BIM for cost management of construction project life cycle based on BIM Technology are explored, which is instructive and exemplary for engineering practice and enriches the theory and practice of life cycle cost management.
