中文摘要:自从1998年的住宅货币化开始,房地产改革一炮打响,在此后的20多年发展中,中国的房地产先后经过了机会驱动、产品驱动,目前已经到了规模驱动的阶段。“北伐、东征”和 “迅速扩张”成为近年地产的热词。中、大型房企早已不满足于深耕某个区域, 而是不断的跨区域扩张,这样不仅能够保持高速的和可持续的发展, 也可以控制单个区域过热或由于经济增速变化等造成的潜在风险。房地产企业的扩张之路从来都不是一片坦途,如何在实战中选取适合进入的城市就起到了至关重要的作用,甚至可以说是关系到企业生死存亡的决策。 本文从理论依据和案例分析两个层面,基于竞争力理论、区域经济学以及房地产经济学等,对房地产公司城市进入策略进行研究。从城市竞争力和城市房地产市场的成熟度两方面,对案例企业的目标城市遴选过程进行模拟研究,主要内容包括: 1. 通过对我国的城市群研究,结合企业自身需求,框选出可以作为备选进入的目标城市; 2. 采用客观赋权方法,利用因子分析主成分分析法客观地对各评价指标进行综合分析以反映城市竞争力程度,确定城市竞争力排名; 3. 对目标城市的市场成熟度进行分析,确定其所处的成熟度阶段,并联合竞争力排名筛选出最适合优先进入的城市。 改革开放40余年以来,我国经历了非常迅速的城市化过程,政策放开后,房地产市场化也异常迅猛的发展。到目前为止,已经产生了翻天覆地的变化。我国的经济也步入了转型期,经济增速放缓,企业发展如履薄冰。因此,更加充分的认识城市竞争力与房地产市场成熟度间的互相影响、互相牵制的关系在新形势下更为重要,希望本文双维度的评价城市房地产发展潜力和与企业发展需求的匹配度的方法,可以对企业扩张中的决策过程有所帮助。 
英文摘要:Since the beginning of residential monetization in 1998, the real estate reform has been launched at once. In the 20 years since then, China's real estate market has gone through opportunity-driven, product-driven, and now it has reached the stage of scale driven. "Northern Expedition, Eastern Expedition" and rapid "cross-regional expansion" have become hot words in real estate in recent years. Medium and large real estate enterprises have long been not satisfied with the deep development of a certain area, but continue to expand across the region, which can not only maintain high speed and sustainable development, but also control the potential risks caused by the overheating of a single area or the change of economic growth rate. The expansion of real estate enterprises has never been a smooth road, and how to choose the suitable city in the actual combat plays a vital role, and it can even be said that this is the decision-making basis related to the survival of enterprises. Based on urban economics and real estate economics, this paper studies the urban entry of real estate companies from two aspects: theoretical basis and case analysis. From two aspects of urban competitiveness and the maturity of urban real estate market, this paper simulates the target city selection process of the case enterprise, mainly based on the following research methods: 1. Through the study of urban agglomeration in China and combining with the enterprise's own needs, select the alternative target cities in a box; 2. The objective weighting method is adopted, that is, the mathematical statistics method of factor analysis is used to comprehensively analyze the evaluation indexes reflecting the urban competitiveness objectively and determine the ranking of the urban competitiveness; 3. Analyze the market maturity of the target city, determine the maturity stage of the target city, and select the most suitable city for priority entry by combining with competitiveness ranking. In the process of fierce urban competition and rapid development of real estate, it is necessary to fully understand the interactive effect between urban competitiveness and real estate market maturity, and comprehensively evaluate a city's real estate development potential and its matching degree with the development needs of enterprises in two dimensions.
