| 中文摘要: | 房地产业是与民生息息相关的产业,它不仅自身带动了许多GDP及流量,同时也带动了众多协作行业的发展,为我国经济的增长贡献了巨大的力量。除此之外,房地产行业还促进了就业,强有力地推动了城市的建设和城镇化的发展。由于房地产行业拥有项目建设周期长、资金需求量大、投资回报周期长等鲜明的行业特点。因此,资金的筹集对于房地产项目的开展来说可谓是重中之重。本文将研究对象定位于Y房地产开发公司,通过案例分析法、比较分析法、文献研究法等方法对Y公司的融资现状进行展开分析,揭示了Y公司目前在融资方面存在的问题,并对存在问题的原因进行了深入剖析,包括融资成本高且融资顺序安排不合理、融资风险大且收益分配机制不完善、内源性融资受到制约、融资降低了公司的经营自主权、融资渠道较为单一等问题。在此基础上,作者进而提出了对于Y房地产公司融资问题的改进建议,包括合理安排融资顺序以降低融资成本、改进留存收益分配机制以降低融资风险、改进现金流分配机制以扩大内源性融资、力求提高公司经营自主权、拓宽其他多元化融资渠道等建议。除此之外,作者同时提出了对于Y房地产公司的内部保障措施,包括促进企业的长远发展、加强与金融机构的合作、加强企业高技能人才培养等措施。本文希望通过深入研究和探讨,以探索Y房地产公司高质量融资方案的同时,更切合实际,注重对实际业务的现实指导意义,力求于对我国房地产项目的融资管理起到一定的借鉴意义。 | |
| 英文摘要: | Real estate industry is related to people's livelihood. It not only drives a lot of GDP and flow, but also drives the development of many cooperative industries, and contributes a great power to China's economic growth. In addition, the real estate industry also promoted employment, promoted the urban construction and the urbanization development. Due to the real estate industry has a long project construction cycle, capital demand, long return on investment cycle and other distinctive characteristics. Therefore, the fund-raising for the real estate project development is the most important. In this paper, the research object is located in Y Real Estate Development Company, through case analysis, Comparative Analysis, Literature Research and other methods to analyze the financing status of Y company, this paper reveals the problems existing in the financing aspect of company Y at present, and makes an in-depth analysis of the reasons for the problems, these problems include high financing cost and unreasonable financing sequence, high financing risk and imperfect income distribution mechanism, internal financing restricted, financing reduces the company's operational autonomy, and single financing channel. On this basis, the author then puts forward some suggestions to improve the financing of Y Real Estate Company, it includes reasonable arrangement of financing order to reduce financing cost, improvement of retained earnings distribution mechanism to reduce financing risk, improvement of cash flow distribution mechanism to expand endogenous financing, enhancement of corporate autonomy, and expansion of other diversified financing channels. In addition, the author also puts forward the internal guarantee measures for Y real estate company, including promoting the long-term development of enterprises, strengthening cooperation with financial institutions, and strengthening the cultivation of high-skilled talents. This article hopes that through in-depth research and discussion, we can explore the high-quality financing plan of y real estate enterprise, at the same time, it is more practical and pays attention to the realistic guiding significance to the actual business, in order to China's real estate project financing management to play a certain reference. | |
