中文摘要: 目前,我国的城市化进程不断加快,一批批的土地,其土地性质变更成住宅用地,众多农民的身份亦进行转型,转变为准市民。这使得人们群众对于居住条件有着强烈的改善需求。因此一座座住宅楼逐渐在城市拔地而起。但是值得注意的是,由于政府不间断得根据实际情况完善或调整相关的宏观政策,由此建筑行业面临了前所未有的新挑战,所面临的来自市场的风险种类和程度不断加剧,同时房地产行业的竞争愈加猛烈,种种因素导致该行业过去的暴利时代已不复存在,现在的市场利润空间越来越小,各大房地产公司逐渐把管理水平和经营效益视为评价项目是否成功的重要因素。在此背景下,房地产企业亟待解决的问题是怎样转变现有的粗放式模式,解决这一问题的有效方法是实施全过程造价管理。 本文通过文献研究法、案例研究法等多种方式来进行分析。使用文献研究法对全过程造价管理的国内外研究现状及理论进行分析;使用案例研究法研究XW房地产项目,对XW房地产项目全过程造价管理进行介绍和分析。 本文就XW房地产项目的全过程造价管理进行了分析和研究,具体分为六大部分。首先对全文的研究背景及意义、国内外对全过程造价管理的研究现状,并对研究方法和研究内容进行了详细的描述,这是本文研究的基础;其次以工程造价的相关理论和方法作为切入点,阐述了全寿命周期造价理论、全过程造价理论、工程计价方法、价值工程等,这是本文研究的理论基础;再次对XW房地产项目所属公司的基本情况、造价现状及存在问题进行说明,并提出XW房地产项目进行全过程造价管理的管理流程;然后从投资决策、设计、招投标、施工管理、竣工结算五个方面,详细论述了全过程造价管理在 XW 房地产项目中的具体应用,以及取得的相应成果;最后介绍了本文研究的成果、存在的不足,并进行了展望。 
英文摘要: At present, China's urbanization process is accelerating, a batch of land, its land nature changed into residential land,farmers also gradually a large range of identity transformation - quasi citizens. At the same time, it also promoted people's demand for improvement of living conditions, and with this process, residential buildings began to rise in the city. But it is worth noting that the country constantly to improve or adjust the macro policy, which makes the construction industry is facing unprecedented new challenges, facing the market risk is intensified, the real estate enterprises between the increasingly fierce competition, the real estate industry profits space compression, profiteering era of real estate industry gradually in the past, the real estate enterprises began to look at the management level and economic benefit, as an important factor of success for the project. How to reduce the cost and change the original extensive mode is an urgent problem to be solved in the current real estate project development. In this thesis, literature research, case study and other methods to carry out research and analysis. The thesis analyzes the research status and theory of the whole process cost management at home and abroad by literature research method.Case study method is used to study XW real estate project, and the whole process cost management of XW real estate project is introduced and analyzed. This thesis is divided into six parts. Firstly, the research background and significance of this thesis, the research status of the whole process cost management at home and abroad are introduced, and the research methods and research contents are described in detail, which is the basis of this thesis. Secondly, with the relevant theories and methods of engineering cost as the entry point, the thesis expounds the whole life cycle cost theory, the whole process cost theory, the engineering valuation method, the value engineering, etc., which is the theoretical basis of this thesis. Once again, the basic situation, cost status and existing problems of the company of XW real estate project are explained, and the specific method of the whole-process cost management of XW project is put forward. Finally, from the investment decision, design, bidding, construction, completion of five stages of XW real estate project application process cost management analysis.
