中文摘要：	响应政府住房不炒的政策理念后，房地产领域逐渐形成了“租购并举、多主体供给、多渠道保障”的全新格局，随之金融、土地、财税、投资、立法方面的政策改革也相继推出，全面推动了我国房地产产业改革。房地产领域发展不断规范后，行业内部资产集中度高，企业所面临的竞争压力增大。如何激烈的竞争环境中生存下去，碧桂园集团采用高周转的运营方式以达到快速销售、快速资金回笼的目的，也提高了碧桂园集团的竞争力。但是高周转的经营方式，也造成了企业较高的负债率和较大的财务风险，因此本文通过对碧桂园集团高周转运营能力以及对其经营绩效进行分析，并通过对比万科、恒大高周转的运行情况，分析碧桂园集团高周转运行的风险，并提出针对性的对策建议。本文研究如下： 首先为理论基础、运营能力、运营能力评价指标的概念及内容进行介绍，同时介绍了高周转产生的背景、内容及特点，并分析了运营能力评价方法为本文的研究奠定了理论基础；其次为碧桂园高周转运营能力的现状做对比分析，本节介绍了碧桂园集团现状及高周转运营模式的特点；并对比分析万科、恒大三大房企的盈利能力、偿还能力、成长能力，并对碧桂园经营能力进行评价；再次，运用SWOT模型对碧桂园集团高周转运营的优势、劣势、机会、风险进行分析，并从经营绩效、运营能力、风险防范三个方面分析碧桂园集团高周转运营模式存在的问题；最后为对策建议，从加强企业的运营能力，提高企业的成本管理能力，增加企业的抗风险能力，提出了碧桂园高周转运营模式风险防范对策。本文的研究一方面为高周转、运营模式的扩展研究奠定理论基础，另一方面为提高碧桂园及其他房地产企业高周转运营能力有积极的实践意义。

But high turnover of the mode of operation, also caused the enterprise high debt ratio and greater financial risks, this article through to the country garden group, high flow capacity, and analyzes its performance, and by comparing the operation situation of vanke, Evergrande high turnover, analyzing the risk of country garden group, high turnover, and puts forward corresponding countermeasures and Suggestions. The research in this paper is as follows: First for the theoretical basis. This paper introduces the concept and content of operation ability and operation ability evaluation index, and introduces the background, content and characteristics of high turnover generation, and analyzes the evaluation method of operation ability, which lays a theoretical foundation for the research of this paper. Secondly, the present and comparison of high turnover operation capacity of Country Garden. The author summarizes and analyzes the present situation of Country Garden Group and the characteristics of its high-turnover operation mode. The profitability, repayment ability and growth ability of vanke, Evergrande and the three housing enterprises are compared and analyzed, and the operation ability of country garden is evaluated. Thirdly, SWOT model is used to analyze the advantages, disadvantages, opportunities and risks of the high-turnover operation of Country Garden Group, and the problems existing in the high-turnover operation mode of Country Garden Group are analyzed from three aspects: operation performance, operation ability and risk prevention. Finally, countermeasures and Suggestions are put forward to analyze the risk prevention countermeasures of country Garden's high-turnover operation mode from the perspective of strengthening the operation ability of the enterprise, improving the enterprise's cost management ability, and increasing the enterprise's anti-risk ability. On the one hand, the research of this paper lays a theoretical foundation for the research on the expansion of high turnover and operation mode; on the other hand, it has positive practical significance for improving the high turnover operation ability of Country Garden and other real estate enterprises.
