| 中文摘要: | 房地产行业从存量市场转向增量市场,房地产企业面临严峻的转型形势。物业管理业务作为房地产行业价值链延伸的重要一环,以发展空间大、为企业提供稳定的现金回报等优势,成为房地产企业重点布局业务和转型方向。头部房地产企业纷纷将物业管理业务独立出来,成立新的公司,在资本助力下纷纷上市,未来,物业管理业务领域的竞争,也将成为房地产行业角逐的必争之地。 京津冀协同发展战略是我国当前阶段经济发展的重要战略之一,设立雄安新区是该战略落地实施的关键环节,新区承载着探索数字孪生城市建设及管理模式的重要使命。雄安新区采用数字孪生的建设模式,数字空间与物理空间同步建设,通过融合应用各类新兴技术,革新城市管理方式,从而建立高效、智慧的适宜居住的城市。 在新区的建设运营过程中,XC公司兼具多重重要身份,包括投资、建设、运营等,是新区建设的重要力量。本文以XC公司物业管理业务为分析对象,探索新型智慧城市背景下房地产企业物业管理业务差异化战略。第一步,运用PEST模型、波特五力模型及区域市场分析,对外部环境进行分析;第二步,通过访谈及必要的数据分析,对XC公司内部的资源情况和能力情况进行分析;第三步,结合前一部分内外部分析的内容,梳理出XC公司外部发展环境中的机遇和威胁,以及XC公司内部环境中的优势和劣势,运用SWOT模型,制定相应策略;第四步,根据策略,确定XC公司物业管理业务差异化战略、产品策略、盈利模式和核心举措;第五步,制定战略实施与保障。 | |
| 英文摘要: | The real estate market is shifting from incremental stocks, so the real estate companies must carry out strategic restructuring to adapt to the current situation. Property management plays an important role in the real estate development value chain. The market space of property management business is great,and the cash flow it makes is also very stable and sustainable. So property management business is favored by real estate companies. Leading real estate companies are separating the property management businesses and established subsidiaries specialized in property management business. With the help of capital, more and more property management companies has been listed. In the future, competition in the field of property management will also become the main exhibition venue for the real estate industry. The coordinated development of Beijing-Tianjin-Hebei region is a strategy of China. Establishing Xiong’an is one of the most important actions to carry out the strategy. What’s more, China will explore a new path to build and manage a smart city. Xiong'an adopts the construction model of digital twins, and digital space and physical space are established simultaneously. The application of new technologies to innovate the city management, will contribute to the construction of a smart, efficient and livable new city, and the realization of networked, digital and intelligent city management. As the main body of city investment, construction and operation in Xiong'an, Company XC faces the dual opportunities of property management industry and regional development. This article takes company XC's property management business as the analysis object, and study the application of differentiation strategy in the property management business. First, analyze the external environment with some models, such as PEST model, Michael Porter's Five Forces Model and etc.; second, take some interviews, analyze some internal data of Company XC, and evaluate the internal resources and capabilities of Company XC with the analysis above; third, based on the internal and external analysis, sort out external opportunities and challenges, internal advantages and disadvantages, and formulate corresponding strategies with SWOT model; fourth, determine the differentiation strategy of company XC's property management business; last , formulate strategy implementation and support. | |
