中文摘要:房地产项目周期较长、过程复杂、风险大,对房地产企业管理水平有极高要求,因此房地产项目风险管理始终是行业内的研究热点之一。近年来随着我国房地产相关调控政策的加强,房地产企业面临的外部环境压力和内部管理压力逐步增大,越来越多的房企选择合作开发项目,期望做到资源共享、优势互补、风险共担。从合作效果来看,合作开发项目确实能够发挥不同企业的资源和资金优势,但同时也面临经营理念不一致、管理制度不一致等核心分歧,管理难度更大。 本文结合房地产合作项目的特点和管理现状,以武清隽悦府房地产合作项目为例,站在项目其中一个合作方企业的角度,进行完整的项目风险管理研究,通过项目风险识别、评估、应对和监控的全过程分析,得出合作项目风险管理研究结论。武清隽悦府是目前正在开发的项目,本文在对项目的独特性、实际风险管理情况和整体经营状况进行整理分析的基础上,站在项目复盘的视角,探讨如果重新进行项目开发,应该如何进行风险管理。本文首先通过项目风险识别,识别出投资阶段、前期阶段、建设阶段、销售阶段、交付和物业管理阶段的对应风险,形成风险因素列表,并提炼出合作类风险列表,然后建立风险矩阵对各风险因素进行定性估计,形成各风险因素风险大小的初步判断。在此基础上,运用模糊层次分析法进行系统定量的风险评价,得出项目各阶段及项目整体风险度的具体评价结论,并重点突出合作类风险的评价。然后结合以上风险评估结果,形成针对性的风险应对策略和应对措施,并明确风险监控机制和风险管理制度,确保项目风险管理体系有效运转。 论文把项目风险管理的一般理论应用到武清隽悦府房地产合作项目风险管理中,具有一定的应用创新价值。论文有关合作项目风险管理的思路和方法对武清隽悦府项目具有一定的指导作用。同时,论文研究对相关企业实施房地产合作项目的风险管理具有参考和借鉴价值。 
英文摘要:The real estate development project has a long cycle, complex process and high risk.In recent years, real estate enterprises have been faced with increasing external environmental pressure and internal management pressure. Cooperative projects have become a development trend, and various large enterprises have adopted various forms of cooperation for project development, expecting to achieve resource sharing, complementary advantages and risks sharing. From the perspective of cooperation effect, cooperative projects can indeed give play to the resources and capital advantages of different enterprises, but at the same time, they also face core differences such as inconsistent business philosophy and inconsistent management system, so the management difficulty of cooperative projects is greater than that of traditional real estate development projects. Based on the real estate project risk management theory to summarize, on the basis of combining with the characteristics of real estate projects and the management status quo, in complete cooperation project risk management research, through the project risk identification, assessment, manage and monitor the whole process of analysis, project risk management research conclusion. Junyuefu is a project that being developed, this paper is standing in the perspective of project checking, talking about if back to the project investment stage, risk management should be how to do it. In the thesis, a list of risk factors covering the investment stage, the early stage, the construction stage, the sales stage, the delivery stage is firstly formed, and then a risk matrix is established for the qualitative estimation of each risk factor to form a preliminary judgment of the risk. On this basis, carrying out systematic and quantitative risk assessment of the project, and the specific evaluation conclusions of each stage and the overall risk degree of the project are obtained. Then combined with the above risk assessment results, specific risk response strategies and measures will be formed, and the risk monitoring mechanism and management system will be clarified. Through the research on the risk management of Junyuefu estate project, systematic ideas and methods for the risk management of the cooperative project can not only provide guidance for Junyuefu coopration project, but also provide practical research cases and ideas for the risk management research of the real estate cooperative project.
