| 中文摘要: | 随着科技的发展,城镇化建设速度日益提升,各种商业、公共住宅项目发展极为迅速,人们的住房和办公等方面的需求,呈现出显著的变化,在此背景下物业管理服务要求也在不断提升,这也让物业管理在当前的影响力开始不断提升。实际上,很多大中型城市,都在积极的推动物业管理制度的构建,相关的物业公司管理模式也逐渐走向成熟,相关的企业数量也在持续增多,这让该行业也面临着较为激烈的竞争。在大的硬件环境不断改善的背景下,业主开始对物业的服务水准有了更高的要求,这些都为相关企业的服务能力和管理水平都提出了较高要求,只有不断提升自身,才能获得竞争优势,这也是市场经济体制发展下的必然结果。物业公司在当前激烈的市场竞争中,要想获得更高的市场份额,赢得民众的好口碑,打造品牌形象,构建行业标杆,就需要物业公司苦修服务内功,就需要不断进行业务服务创新,努力提高自身管理水平,而在企业管理领域,人力资源管理无疑是其核心,与此同时,绩效管理自然就是人资的重点内容,而且,绩效管理能够更好的帮助企业实现成本领先战略,进一步增强企业的核心竞争力。这些都让企业积极的在研究和实践绩效管理。虽然一些企业在这方面存在着认识的误区,相关的职能部门在操作层面也缺乏正确的思路和工具,在实际践行的过程中,会出现很多的问题,导致绩效管理不能真正起到推动企业发展的作用。所以,当前绩效管理也成了很多企业重要研究和关注的课题。本文在相关绩效管理理论的指导下,对 H 公司现行绩效管理体系展开研究,并深入的分析了其管理体系中存在的问题,并借助与绩效管理相关理论以及 H物业公司管理的实际情况进行绩效管理优化设计。首先,通过阐述了研究的目的和意义,通过对国内外研究现状的以及相关理论的分析,对绩效管理体系的构建奠定理论基础。在此基础上,通过调查并对数据进行统计,分析对 H 物业公司绩效管理存在的问题,并进行了成因分析。在相关绩效管理体系设计原则以及构建方的指导下,采用平衡计分法的 KPI 对 H 物业公司的管理体系进行优化设计,对员工绩效计划、员工绩效推进与实施、员工绩效考核与评定、员工绩效分析与改进以及绩效控制等方面进行改进设计,进一步完善了绩效考核体系。最后,为保障优化后绩效管理体系的实施,从组织、分工以及制度、相关人员能力提升以及财务预算几个方面提出了具体的保障措施。 | |
