中文摘要: 在我国,房地产业是个新兴的行业。改革开放以来30年的发展,土地有偿使用,住房制度改革、房屋商品化,使我国房地产业得以迅速发展,目前已经成为国民经济的重要支柱产业。房地产经济的良好发展能够提高人们的生活居住水平,加快城市建设速度,完善投资环境,增进政府财政税收和扩大就业,为社会进步创造并积累财富。 近年来,随着我国房地产市场的不断规范和国家宏观调控的不断加强,房地产市场的竞争越来越激烈。目前我国房地产企业数量众多,但规模大、资质高的企业非常少,行业集中度分散,绝大多数企业实力不强。这些房地产企业要想在激烈的市场竞争中取胜,需重新审视自身优势,为公司的可持续稳定发展找到新的战略方向。 本文以跨地区发展房地产企业的战略为研究方向,将研究对象定位于进行跨地区扩张发展的房地产企业,针对其所处的生命周期阶段,应用战略管理理论,结合当前我国房地产市场现状,分析了当前房地产企业跨地区发展的意义,以及如何构建跨地区发展的竞争优势,并以TS集团跨地区发展为案例进行分析,从实践角度来支持本文内容。 通过对房地产企业跨地区发展战略的理论研究以及对TS集团成功案例的分析,希望有助于房地产企业把握市场机会,明确发展方向,控制自身风险,构建核心竞争优势,实现可持续发展。  
英文摘要: In China, the real estate industry is an emerging industry. Through about 30 years developing after Chinese reforming and open-up policy, Compensation for the use of land, Housing system reform and Housing Commercialization have become commercialized increasingly. China real estate industry is developing rapidly, it has developed into one of the most important pillar industry supporting the economic development of the country. The development of real estate economy can improve living standard of people's lives, it can accelerate the pace of urban construction, improve the investment environment, promote tax revenue of the government and expand the number of employment, create and accumulate wealth for social progress. In recent years, as China continues to regulate the real estate market and the state continues to strengthen macro-control, the real estate market is more competitive. At present, there is a large number of China's real estate enterprise, but large-scale enterprises with high quality are very penurious, many of enterprises do not have a strong strength. As a result, companies participating in real estate business must review its own competitive edge, and find a new strategic direction for its continuous and sustainable development. This thesis has studied the trans-regional development strategy for research, and located the study object at the trans-regional development real estate enterprises. As to the particular stage of enterprise lifespan, applying to general theory of enterprise strategic management and combining the detailed conditions of the present real estate market of our country. This thesis analysis the significance of the trans-regional development strategy. And how to build the competitive advantage of the trans-regional development strategy. Using TS Group as a case supports the content of this thesis from the perspective of practice. This thesis, through examining the trans-regional development strategy and the successful case of TS Group, also serves as a good reference to other companies who  take the market opportunities, clear the direction of development, Control the risk, Construct the core competitive advantage, achieve the sustainable development.
