| 中文摘要: | 房地产行业在我国国民经济中处于支柱性地位,近年来,由于一系列“限购、限贷、限价”政策的出台,房价基本处于稳定状态,民众对房地产的投资热情有所减退,房地产行业的竞争越来越大,以往“高利润、高增长”的行业辉煌已经消失。与此同时,房地产行业筹资困难,较高的资产负债率,土地成本和人工成本不断上涨等这些问题都使得房地产行业的财务风险增加,因此房地产企业加强对财务风险的控制是十分重要的。 本文以WY房地产公司为研究对象,以财务风险和财务风险控制的相关理论为理论基础,结合WY房地产公司的实际情况,采用该公司2017年-2019年的财务数据,对WY房地产公司的财务风险控制情况进行介绍,分析WY房地产公司在财务风险控制方面存在的问题,并提出改进建议。 首先,通过分析WY房地产公司的主要财务数据、筹资风险、投资风险、运营风险以及多变量财务风险分析模型,发现WY房地产公司确实存在财务风险。其次,从财务风险控制机制、制度、流程、活动、监督与考核五方面对WY房地产公司的财务风险控制现状进行分析,接下来从财务风险控制机制、筹资风险控制、投资风险控制、运营风险控制和对财务风险控制监督与考核五个方面分析WY房地产公司目前在财务风险控制中存在的问题,对产生这些问题的原因进行分析,并针对在财务风险控制机制、筹资风险控制、投资风险控制、运营风险控制和对财务风险控制监督与考核五个方面存在的财务风险控制问题提出改进方案。最后,为确保改进方案顺利实施,提出WY房地产公司在财务风险控制措施改进前实施的保障措施和在改进过程中对可能出现问题的应对策略。 总之,WY房地产公司在财务风险控制措施方面存在的问题在中小型房地产企业中具有一定代表性,对其财务风险控制进行研究具有一定的现实意义。通过本文的研究,希望为WY房地产公司有效控制财务风险,摆脱目前经营困局,谋求持续健康发展提供帮助。同时也希望为房地产行业内其他企业提供借鉴意义。 | |
| 英文摘要: | Real estate industry in China's national economy in a pillar position, in recent years, due to a series of "limited purchase, limited loans, price limit" policy, housing prices are basically stable, the public's enthusiasm for real estate investment has also diminished, the real estate industry competition is growing, the past "high profit, high growth" industry glory has disappeared. At the same time, the real estate industry financing difficulties, high asset-liability ratio, land costs and labor costs, such as rising financial risks in the real estate industry, so real estate enterprises to strengthen the control of financial riskist is very important. This paper takes WY real estate company as the research object, takes the relevant theory of financial risk and financial risk control as the theoretical basis, combined with the actual situation of WY real estate company, uses the financial data of the company from 2017 to 2019, introduces the financial risk control situation of WY real estate company, analyzes the problems of WY real estate company in the financial risk control, and puts forward suggestions for improvement. Firstly, by analyzing WY Real Estate's main financial data, financing risk, investment risk, operational risk and multivariate financial risk analysis model, it is found that WY Real Estate real estate company does have financial risk. Secondly, from the financial risk control mechanism, system, process, activity, supervision and assessment of the current situation of WY real estate company's financial risk control, then from the financial risk control mechanism, financing risk control, investment risk control, operational risk control and financial risk control supervision and assessment of five aspects of the WY real estate company in the financial risk control problems, analysis of the causes of these problems, and for the financial risk control mechanism, financing risk control, Investment risk control, operational risk control and financial risk control supervision and assessment of financial risk control five aspects of the financial risk control proposed improvement programs. Finally, in order to ensure the smooth implementation of the improvement program, the measures of WY Real Estate Company before the implementation of financial risk control improvement measures and the improvement process to deal with possible problems. In a word, WY real estate company in the financial risk control measures in the small and medium-sized real estate enterprises have a certain representative, its financial risk control research has a certain practical significance.
