中文摘要:近些年来,长租公寓在房屋租赁市场中发展迅猛,在一二线城市房价居高不下的客观原因下,以及随着互联网在生活场景应用中的渗透和消费观念的升级,导致长租公寓市场份额逐年增大。加之流动人口对住房需求的加大和国家政策的支持,长租公寓市场迎来新一波发展机遇。 长租公寓作为近几年新兴的房地产行业分支领域,区别于过去分散的业主委托中介寻找租户的模式,将空置楼房、老旧社区加以改造、装修,统一管理进行对外出租。这种新型住房模式一经出现,引起了各大房地产企业的关注。VK房地产作为国内房地产行业龙头企业,是较早涉足长租公寓业务的房地产企业之一,旗下“泊寓”业务涉及全国十多个城市,开业数万间,已初具市场规模。 本文在对相关理论进行回顾和有关概念进行界定的基础上,通过对房地产长租公寓采购管理运营模式、独特性等现状分析,并对问题进一步研究,根据采购管理现状,提出相应的管理策略。最后在“天福宾馆”项目中实施,进行实例论证研究,论证天津VK房地产长租公寓项目采购管理策略在实际项目中的应用效果,并对研究成果进行总结和展望,为其他房地产长租公寓项目提供理论参考。 研究表明,采购管理策略在长租公寓业务中显著缩短了招标采购的时间,提高了工作时效、成本效益和计划节点完成率。但由于实际项目约束、精力有限,只针对长租公寓业务采购管理方面进行了研究,未能比较其他业态采购管理。希望以后在工作中不断改进,对各业态采购业务提出相应管理策略,以期应用到实际项目中。 
英文摘要:In recent years, long-rented apartment has developed rapidly in the housing rental market. Under the objective reasons of high housing prices in first and second line cities, as well as the penetration of the Internet in the application of life scene and the upgrade of consumer concepts, the long-rented apartments market share is increasing year by year. Coupled with the increasing housing demand of the floating population and the support of national policy, the long-rented apartment market has ushered in a new wave of development opportunity. Long-rented apartment, as a new branch of the real estate industry in recent years, is different from the past model of scattered owners entrusting intermediaries to find tenants, transforming and renovating vacant buildings and old communities, and managing and renting them out. Once this new housing model appeared, it attracts the attention of major real estate companies. VK Real Estate, as a leading enterprise in the domestic real estate industry, is one of the early real estate companies involved in the long-rented apartment business. Its "Boyu" business involves more than ten cities across the country, with tens of thousands of openings, and has begun to take shape in the market. Based on the review of related theories and the definition of related concepts, this paper analyzes the current status of the real estate long-rented apartment purchasing management mode, uniqueness, etc., and further studying the problem, and proposes corresponding management strategies based on the current status of purchasing management. Finally, it is implemented in the "Tianfu Hotel" project, and a case study is conducted to demonstrate the application effect of the purchasing management strategy of Tianjin VK real estate long-rented apartment project in the actual project. The research results are summarized and prospected, providing a theoretical reference for other real estate long-rented apartment projects. The research shows that the purchasing management strategy has significantly shortened the time for bidding and procurement in the long-rented apartment business, and has improved work timeliness, cost-effectiveness, and completion rate of plan nodes. However, due to actual project constraints and limited energy, only the long-rented apartment business purchasing management has been studied, and it has not been compared the purchasing management of other formats. I hope that I will continue to improve my work in the future, and put forward corresponding management strategies for the procurement business of various formats, so as to apply them to actual projects.
