中文摘要:随着我国房地产改革的深化,我国住房市场进入存量房时代,住房租赁的重要性不断凸显。国家近年来出台了一系列鼓励和支持住房租赁市场的政策,长租公寓作为住房租赁市场的细分专业领域,也迅速发展。分散式长租公寓通过自身专业的住房租赁经营能力,盘活闲置房屋,改善租赁市场供需错配、帮助业主实现房屋资产的管理和维护,提升租客租住体验,也推动城市有机更新,促进旧房改造升级,分散式长租公寓的发展对我国住房租赁市场有非常重要的意义。 自如作为中国最大的分散式长租公寓机构,自2011年运营以来,开始以资产管理的商业模式运作,对房源进行统一的设计、装修、配置,然后对外出租,改造提升了出租住房的品质,受到业主的欢迎。租客也倾向于选择装修配置好的房屋,满足他们对品质租住生活的更高需求。自如建立了O2O的业务运营模式,通过O2O平台,将自如的产品和服务与线下客户群体连接起来,提高了经营效率。近年来,自如公司的规模在不断扩大。与此同时,自如公司坚守对产品品质和服务质量的追求,不断对产品进行更新迭代,推出了智能化找房以及全屋智能装配等新产品,深受市场和用户欢迎。 本文以长租公寓商业模式为研究基础,通过对长租公寓兴起背景探究、对长租公寓的概念界定,同时对比传统住房租赁行业和其他住房租赁商业模式,研究分散式长租公寓的特征与价值,希望能为学术界关于长租公寓的研究贡献微薄力量。自如作为分散式长租公寓的典型代表,用成功的资产管理商业模式和创享品质租住生活的价值主张保持多年平稳经营,为我国住房租赁市场做出了重大贡献。与此同时,在运营过程中也出现了被市场同类机构模仿抄袭、商业模式有待优化等问题。本文针对性地做些研究和提出一些建议,希望能对自如公司的长远发展有所帮助,也希望能为分散式长租公寓行业提供一些有效的经验。  
英文摘要:With the deepening of China's real estate reform, China's housing construction has entered the era of stock houses. Housing rental has become increasingly prominent. In recent years, the country has attached great importance to the housing rental market, and has issued a series of policies to encourage and support the housing rental market. Dispersed long-term rental apartment, as a specialized field of the housing rental market, has also developed rapidly. Dispersed long-term rental apartments, through their own professional housing rental management capabilities, revitalize vacant houses, improve the supply in the rental market, help owners achieve house maintenance, improve tenants’ rental experience, and promote organic urban renewal and upgrading of old houses. It is of great significance to China's housing rental market. As China's largest dispersed long-term rental apartment agency, since its operation in 2011, Ziroom has begun to operate with the business model of asset management. Ziroom company renovates and redesigns houses, configures basic home appliances and furniture, and then leases out. It has improved the quality of rental experiences, which are welcome by the market. Tenants also tend to live in renovated quality houses. Ziroom has established an O2O business operation model, through which, Ziroom's products and services are linked to offline customer groups, which improves the operating efficiency and the company continues to expand. At the same time, Ziroom company has always adhered to the pursuit of product quality and service quality, constantly updates its products, and introduces new products such as intelligent housing search and intelligent assembly for the whole house, which were welcome by the market. Based on the business model of long-term rental apartments, this thesis explores the background of long-term rental apartments, defines the concept of long-term rental apartments, and compares the characteristics and values of dispersed long-term rental apartments with the traditional housing rental industry as well as other forms of housing rental business model. This thesis hopes to contribute to the research on long-term rental apartment. As a typical representative of dispersed long-term rental apartment, Ziroom has maintained a stable operation agency for many years with a successful asset management business model. It maintains the value proposition of creating a quality rental life, which has made a significant contribution to China's housing rental market. However, in the operation process, it has appeared some problems such as plagiarism by similar institutions in the market. Meanwhile, the business model needs to be optimized. In order to solve the problems, this thesis has conducted some research and proposed some suggestions in the hope that it will help Ziroom’s long-term development and also provide some effective experience for the dispersed long-term rental industry.
