中文摘要: 自上世纪90年代我国停止住房实物分配而改为货币化分配的城镇住房深化改革以来,我国房地产市场从无到有,迅速升温,掀起了一波又一波的投资热潮,房地产行业对我国经济的发展和城镇化水平提升起到了巨大的促进作用。 产业地产作为房地产市场的一个分支,是在产业用地的基础上进行的地产开发,是在我国产业经济大发展和房地产市场专业化发展的大背景下出现的,是产业和地产的结合。进入新时期以来,随着我国经济结构的区域性调整、产业升级、城市规模扩张及都市圈化的新型城镇化发展,我国房地产市场(特别是产业地产市场)出现了“以产促城、以城带产、产城融合”的产业新城开发模式。以华夏幸福为代表的企业,把房地产开发、产业地产开发与产业培育、城市基础建设与运维等结合起来,走出了一条地产开发与产业发展双轮驱动的地产开发模式,在地产的开发运作中具有独特的创新性。对华夏幸福产业新城开发模式进行深入研究有重要现实意义。 本研究以华夏幸福产业新城为研究的切入点,首先详细介绍了产业地产、产业新城的基本概念以及相关的理论,并从产业地产的开发模式、PPP模式的操作流程与方式系统阐述了我国产业地产的发展现状;其次,通过案例分析法、横向对比法等方法,基于产业地产PPP开发模式的视角,详细解析了华夏幸福产业新城开发模式的形成与演变过程,系统地分析了华夏幸福在各种开发模式下项目分布、服务内容、开发模式以及盈利模式等内容,并简要分析了华夏幸福在产业新城开发运作过程中可能遇到的各种风险;然后,从宏观经济运行、房地产与产业地产行业发展现状以及华夏幸福的经营情况与运营现状视角对华夏幸福产业新城的内外部环境进行了系统分析,并在基于SWOT分析的基础上提出了华夏幸福产业新城开发模式的定位策略和优化目标;最后,本文从产品多元化、融资渠道多元化、精细化管理、合作网络化的角度对华夏幸福产业新城开发模式提出优化策略,并从组织与文化保障、财务保障、人力资源保障等的视角提出对华夏幸福产业新城开发模式优化的保障措施,旨在为华夏幸福新城产业开发模式升级献力,并对产业地产、产业新城开发商起到启示作用。  
英文摘要: In the 1990s, China rolled out the urban housing system reform to replace housing distribution with monetized distribution, which gave rise to and stimulated the Chinese real estate market, setting off investment booms. The real estate sector played a substantial role in promoting economic development and urbanization in China. As a sector of the real estate market, industrial real estate refers to real estate development on industrial lands. Industrial real estate came into being against the backdrop of economic prosperity and real estate specialization. It is the intersection of industry and real estate. As China entered the new era, regional economic restructuring, industrial upgrading, urban expansion, and city cluster-based new urbanization gave rise to the model of "new industry city" in the real estate market (industrial real estate market in particular), which features "industry for urban development, urban construction for industrial development, and integration of industry and city". Developers such as China Fortune Land Development (CFLD) combined real estate development, industrial real estate development, industrial development, and urban infrastructure development, operation, and maintenance, and created a new model that integrates real estate development and industrial development, which is fairly innovative. Therefore, it carries practical significance to study the industry new city model of CFLD. This study focuses on the industry new city model of CFDL. It first reviews the basic concepts and theories in relation to industrial real estate and industry new city and gives a systematic account of the status quo of industrial real estate in China in terms of the process of the development model and PPP model. It then analyzes the history of CFDL's industry new city model from the perspective of the PPP model through case study and horizontal comparison, systematically examing the project distribution, service content, development model, and profit model of CFDL under different development models. Then it briefly analyzes the risks that may occur in the process of industry new city development. Thirdly, the study discusses the external and internal environments of CFDL's industry new city projects in the context of the macro-economy, the general performance of the real estate industry and the industrial real estate sector, and the operation of CFDL. On the basis of SWOT analysis, the study proposes the positioning strategy and optimization goals of CFDL's industry new city development model. Last but not least, the study puts forward optimization measures for CFDL's industry new city model such as product diversification, financing channel diversification, refined management, and cooperation. It also proposes measures in terms of corporate culture, financial, and human resources that contribute to such optimization. This study seeks to help improve CFDL's industry new city model and inspire developers of industrial real estate and industry new city in general.
