中文摘要: | 房地产业是国民经济的重要支柱产业,又是典型的资金密集型行业,房地产开发项目投资大、周期长,需要在相对较长的一段时间内占用巨额资金才能完成一个项目经营周期。能否从多渠道筹集到足够的资金是顺利完成房地产项目开发的必要条件,也是房地产开发企业保持持续、健康、快速发展的必要条件。 现行房地产开发企业资金来源以银行贷款为主,融资渠道偏窄,融资模式单一,受宏观调控政策和经济环境的影响很大。以银行贷款为代表的传统融资模式不能完全满足房地产开发企业的融资需求和房地产业的快速发展,同时,传统融资模式所产生的系统金融风险也是影响金融体系安全的重要因素。如何有效筹集到巨额、长期的资金并降低融资成本是当前房地产开发企业经营的重中之重,也是生存和发展的关键所在。 本文主要采用文献研究和案例研究相结合的方法,以房地产开发企业融资相关理论为基础,从我国房地产开发企业传统融资模式的现状和存在的问题为出发点,试图在操作层面对房地产开发企业的融资模式进行深入思考,努力探索创新融资模式的必要性和可行性,尝试性地提出了创新融资模式—房地产投资基金的操作路径,为房地产开发企业解决融资模式问题提供参考。最后,结合案例分析为房地产开发企业提出融资模式的解决方案,以期帮助房地产开发企业找到与之相适应的融资模式。 | |
