中文摘要: | 以党的十九大报告中明确提出的“房住不炒”为代表,各项房地产调控政策不断提出和落实。由于房地产行业对资金的依赖性远高于其他行业,在金融行业去杠杆力度持续加大等政策调控影响下,传统融资方式渠道和规模均在大幅收窄,企业融资压力逐渐加大,地产公司经营模式及融资方式也因此发生着显著的变化。在此政策环境下,能否在融资方式上取得突破和创新,已成为决定各类房地产企业能否健康稳定、持续发展的关键环节之一,甚至是重中之重。 本文中所分析的XH房地产公司是一家区域性中型房地产公司,其房地产业务拓展开发及经营均需要大量的资金来支撑。纵观目前XH房地产公司的融资模式,渠道比较单一传统,严重制约了XH房地产公司的规模化发展。因此,通过定向研究,为XH房地产公司提出融资方式的优化改进,成为现阶段公司发展急需解决的主要问题。 本文首先通过对融资结构涉及的一些基础理论进行回顾和阐述;在发现和分析问题同时,对XH房地产公司基本情况进行回顾,包括融资环境、融资规模、融资渠道,并重点通过对公司融资结构现状及消极影响的剖析,发现该公司现有融资方式及结构存在的问题;针对发现的问题进行深入分析,对比各种融资方式的利弊,创新性地提出结构更合理的融资优化建议。在优化方案上,通过对未来资金需求进行预测,根据需求特点对可选的融资方式提出建议;并对各可选融资方式进行综合性测算、组合及风险预估,提出关于最优融资结构的建议,即研究利用区域性股权交易市场发行可转换公司债权、提升内源融资等融资方式改善融资结构。最后,提出与之配套的保障建议,并对研究成果和可能存在的问题进行展望和预判。 图10幅,表21个,参考文献38篇。 关键词:融资结构;融资方式;房地产企业 | |
英文摘要: | Since the real estate industry is far more dependent on capital than other industries, the traditional financing methods have been greatly narrowed in terms of channels and scale, and the pressure on enterprises to raise capital has gradually increased, under the influence of regulatory policies such as increasing financial deleveraging. Real estate business model and financing methods have also undergone significant changes. The XH Real Estate Company is a regional real estate company. Its real estate industry has gradually expanded from traditional industrial real estate to cash-flow residential projects and commercial projects. However, the scale of financing of the company is affected and restricted by various factors such as national macroeconomic policies, market environment, financial environment, and its own profitability and growth. The key is that the company lack of new financing channels, insufficient endogenous financing capacity, single lagging financing methods, and unreasonable financing structure are gradually highlighted, which has severely restricted the company's financing scale and affected the company's further development. Firstly, this paper reviews and expounds some basic theories involved in the financing structure of the company. The focus is on analyzing the current status of the company's financing structure and its negative impact, discovering the existing financing methods and structures of the company. Firstly, we make a forecast of the future capital requirement and make some suggestions on the financing method according to the characteristics of the demand. Secondly, we make comprehensive calculations, combinations, and risk estimates of various financing options, and put forward suggestions on the optimal financing structure. Finally, the author puts forward the corresponding safeguard suggestions, and makes the prospect and forecast of the result and possible problems, so as to provide the guarantee suggestions for the sustainable development of the company.
