| 中文摘要: | 我国的房地产行业已经进入稳定的白银时代,市场上大量的空置商品房对房地产企业的资金回收带来很大的影响。房地产行业作为我国的支柱产业,它的供给侧改革对防控金融风险,促进经济健康发展具有战略意义。2016年来,政府提出了多种方式去库存的调控政策,对于房地产企业的贷款审批也更加严格,特别是在“房住不炒”的调控政策导向下,房地产业融资渠道越发趋紧。房地产行业是典型的资本密集型行业,资金对整个行业的运行起着举足轻重的作用,供给侧改革和去杠杆的调控政策持续增压,融资难,融资成本高居不下,房地产行业进入寒冬。因此,如何有效处理房地产公司融资问题是使企业在竞争激烈的市场中生存下来的关键。 本文以A房地产公司为研究对象,采用理论与实践相结合的方法,分析了A公司的融资方式以及现有融资问题,并提出了针对性的建议,希望能用房地产行业龙头企业的案例给整个行业带来一些解决问题的思路。首先,本文概述了国内外学者对房地产融资相关问题的研究现状,分析了相关理论,为接下去的实际案例分析打好了理论基础;接着在对案例公司A公司所处环境进行了分析之后,再从资本结构、偿债能力、盈利能力和营运能力四个角度进行了财务分析;然后具体论述了A公司现有的各种融资方式并分析了当前的融资存在的融资渠道少、结构欠合理等问题;最后对现有融资问题提出了针对性的优化建议。 本文认为,多元化的融资渠道是解决当前房地产企业生存问题的唯一途径。寻求更加多元化、成本更低的新兴融资渠道才能保障企业的生存和发展;企业要保持合理的融资结构,控制财务风险和财务成本;企业应走专业化发展道路,这样才能在金融市场融资中获得更多的话语权。 | |
| 英文摘要: | The real estate market in China has entered the “silver era” with relatively steady development. In general, there is a large amount of housing inventory in the market, which has seriously affected capital flow of real estate enterprises. The supply-side reform of the real estate industry which is an important economic sector of the country will cause strategic significance for preventing and controlling financial risks and promoting healthy economic development. To address this problem, China has issued relevant guidelines and policies, and the loan approval for real estate enterprises has become more and more strict. Especially in recent years, with "No Speculation for Housing" policy guidance, financing channels become increasingly tight. The real estate sector is a typical capital-intensive sector, and capital plays a crucial role in the operation of the whole system. The supply-side reform and deleveraging regulation policies continue to be under high pressure. Therefore, effectively solving the financing problem is the key for real estate enterprises to survive in the very competitive market. This dissertation takes A real estate company for case study. The research combines theory with practice to analyze the financing methods and existing financing problems of A company, and puts forward suggestions, hoping to bring some solutions to the whole industry with the case of leading enterprises in the real estate industry. First of all, this dissertation briefly summarizes the state of art of real estate financing, relevant theories, which lays a theoretical foundation for the following practical case analysis. After analyzing the environment of A company, the financial analysis is made from four aspects of capital structure, solvency, profitability and operating capacity. Then, this thesis discusses the existing financing methods of A company and analyzes the current status of financing problems. Finally, the dissertation puts forward some suggestions to optimize the existing financing problem. This dissertation believes that diversified financing channels are the only way to solve the current real estate financing problems. Seeking more diversified and lower-cost emerging financing channels can guarantee the survival and development of enterprises. Enterprises should maintain a reasonable financing structure and control financial risks and financial costs. Enterprises should take a professional development path so that they can get more voice in the financial market. | |
