| 中文摘要: | 建设工程领域经过多年的发展,在决策是否建设某项工程时,都需要结合拟建工程预期目标、现有资源条件等情况,对工程的现金流水平进行全面客观的分析。基于拟定的工程项目技术方案、项目成本预期以及收益预期等,通过运用恰当的分析手段及工具,客观、全面地分析论证工程财务的可行性、经济性以及项目工程进程中可能存在的一些不稳定性因素等。目前国内产业新城具有投资额巨大、投资回收期长,施工风险大、市场波动大等特点,因此产业新城在预测市场,判断内部某个工程的开发论证,尤其是商业地产的可行性,显得尤为重要。本文以G公司城市展馆建设项目为例,论证其展馆和办公楼的经济可行性和风险分析。本文首先研究了国内外现状,提炼研究内容和思路;其次对建设工程项目的特点、经济评价方法、不确定性和风险评估方法进行了理论回顾;接着对G公司所开发的产业新城和城市展馆项目进行介绍;再次运用相关分析理论对城市展馆投资、运营成本、盈利能力、经济效果进行预测;最后对项目的经济指标进行测算,计算出城市展馆和办公楼的租金收入和转让收入、建设期投资、经营期财务费用、经营成本、税金、成本测算、付现计划等。通过得出的内部收益率、投资回收期、财务净现值等指标,分析项目经济可行性、不确定性和风险因素识别,并最终得出结论。本文意在为产业新城城市展馆、办公楼投资建设方面提供选择决策的依据,通过对城市展馆、办公楼投资成本、运营收益等方面的全方面评估和需求的预测,提高项目可行性研究能力,提高项目预测的真实性和客观性,保证项目决策的正确。 | |
| 英文摘要: | After years of development in the field of construction engineering, when deciding whether to build a project or not, the cash flow situation of the project will be analyzed according to the anticipated objectives and resource conditions of the proposed project. On the basis of the technical scheme, financial benefits and cost estimates, the financial feasibility, using scientific analysis method, the financial feasibility, economic rationality and uncertainty of the project are analyzed and demonstrated. At present, the domestic industrial new town has the characteristics of huge investment, long payback period and high construction risk. Therefore, it is particularly important to predict the market and judge the feasibility of the development and demonstration of an internal project, especially commercial real estate. Taking the construction project of G company's urban exhibition hall as an example, this paper demonstrates the feasibility of its exhibition hall and office building. Firstly, this paper studies the current situation at home and abroad, refines the research contents and ideas; secondly, it reviews the characteristics of construction projects, economic evaluation methods, uncertainty and risk assessment methods; secondly, it introduces the industrial new town and urban Pavilion projects developed by G Company; thirdly, it uses relevant analysis theory to analyze the investment, operation cost, profitability and economy of urban pavilions. Finally, the economic indicators of the project are calculated, and the economic feasibility, uncertainty and risk factors of the project are identified. At last, the conclusion is drawn. The purpose of this paper is to provide the basis for decision-making in the investment and construction of urban pavilions and office buildings in industrial new towns. By evaluating the investment cost and operating income of urban pavilions and office buildings in all aspects and forecasting the demand, the project feasibility research ability is improved, the authenticity and objectivity of project forecasting are improved, and the correct project decision-making is ensured. | |
