中文摘要:在基础设施建设工程项目的全寿命周期中,风险问题一直以来都难以解决,既会对基础设施建设工程项目的施工质量造成影响,又会对基础设施建设工程项目的运行效果产生较大的作用。由于基础设施建设工程项目工程量较大,会涉及到大量的单位和因素,导致整个基础设施建设工程项目存在着进度风险、决策风险、经营风险、技术风险、安全风险等问题,若不及时予以处理,必然会对其整体实施效果造成较大影响,由此可见,加强基础设施建设工程项目项目风险管理就显得尤为重要。 基于此,本文以 NK工业园员工住宅建设项目为例,深入研究了住宅建设工程项目风险管理,希望通过本文研究能够为我国其他住宅建设工程项目的风险管理工作提供一定的借鉴作用,最终实现项目经济效益最大化。 本文第一部分是问题提出,主要梳理了研究背景与意义,并提出了研究方法。第二部分是相关理论基础,首先,界定了项目风险管理的定义及特征,其次,分析了建筑工程项目风险管理、建筑工程项目风险管理识别、建筑工程项目风险分析及评价方法等。第三部分为 NK工业园员工住宅项目风险分析部分,首先阐述了 NK工业园员工住宅项目概况,其次从项目决策阶段风险因素识别、项目准备阶段风险因素识别、项目实施阶段风险因素识别、项目经营阶段风险因素识别四个阶段进行了风险识别,此外还对NK工业园员工住宅项目开展了风险评价。第四部分为NK工业园员工住宅项目风险管理措施部分,从项目决策阶段风险管理、项目准备阶段风险管理、项目实施阶段风险管理、项目经营阶段风险管理等方面入手来进行全过程风险控制。  
英文摘要:In the life cycle of infrastructure construction projects, the risk problem has been difficult to solve. It will not only affect the construction quality of infrastructure construction projects, but also have a greater impact on the operation effect of infrastructure construction projects. Due to the large amount of infrastructure construction projects, which will involve a large number of units and factors, the whole infrastructure construction project has problems such as schedule risk, decision-making risk, operational risk, technical risk and safety risk. If not handled in time, it will inevitably have a greater impact on the overall implementation effect. Thus, strengthening infrastructure construction can be seen. Project risk management is particularly important. Based on this, this thesis takes the employee residential building project of NK Industrial Park as an example, deeply studies the risk management of the project, hoping that this study can provide some reference for the risk management of other residential building projects in China, and ultimately achieve the maximum economic benefits of the project. The first part of this thesis is to put forward the problem, mainly combing the research background and significance, and put forward research methods. The second part is the theoretical basis. Firstly, the definition and characteristics of project risk management are defined. Secondly, the risk management of construction projects, risk management identification of construction projects, risk analysis and evaluation methods of construction projects are analyzed. The third part is the risk analysis part of the residential building project of NK Industrial Park. Firstly, the general situation of the residential building project of NK Industrial Park is expounded. Secondly, the risk factors are identified in four stages: the risk factors identification in the decision-making stage, the risk factors identification in the project preparation stage, the risk factors identification in the project implementation stage and the risk factors identification in the project operation stage. Risk assessment was carried out for employee residential building projects. The fourth part is the risk management measures of employee residential building project of NK Industrial Park. It starts from the risk management of project decision-making stage, project preparation stage, project implementation stage and project operation stage to carry out the whole process risk control.
