| 中文摘要： | 摘要 天津作为中国著名的历史名城，存在着大量需要保护的历史风貌建筑。历史风貌建筑作为城市重要的文化遗产，它们的有效保护和利用对提升城市形象与品牌，开发城市旅游资源等方面都有着重要意义和作用。 近年来天津市先后制定了各种保护历史风貌建筑的规划与条例，并开展了一批历史风貌建筑的保护和修复工作。本文以L公司为例，研究历史风貌建筑保护利用项目融资渠道。L公司依据天津市政府批复自2005年成立以来，一直致力于天津市历史风貌建筑保护利用事业。在试点项目——静园成功运作之后，L公司加大了整理力度，三年多以来取得了令人满意的成绩。但历史风貌建筑的保护利用成本巨大，融资困难，资金问题成为历史风貌建筑保护利用事业发展的重要瓶颈。 面对市场上层出不穷的金融产品，历史风貌建筑保护利用事业应根据自身状况和资金需求特性选择适合的融资方式。这些融资方式主要分为四种：股权融资、债权融资、项目融资和其他方式。 本文在介绍经典融资理论基础上，对国内外历史风貌建筑保护利用的融资现状和各种融资方式进行了分析研究。通过深入一线调研，提供了客观详实的资料，分析L公司历史风貌建筑保护利用项目融资现状，初步构建了L公司历史风貌建筑保护利用事业新的融资体系，尝试对实际工作有一定帮助，希望其能够为历史风貌建筑保护利用事业的融资问题贡献自己的一份力量。 | |
| 英文摘要： | Abstract Tianjin, as a famous ancient city of China, has a plenty of historical architectures. Historical architectures are important cultural heritage of Tianjin. Effective protection and use of historical architectures play a very significant role in improving image and widening tourism resources of Tianjin. Recently, Tianjin had issued various laws and regulations in protecting historical architectures, also had repaired the buildings. Founded in 2005, L company devotes to protecting and using historical architectures. Jingyuan Garden was the first project of L company, which runs successfully. After that, the company paid more attention and efforts to the historical architecture’s protecting and using, gaining an excellent achievement. Indeed, the cost of protecting and using in historical architecture is huge, as well as the financing is difficult. The capital has become the limitation of development. Facing a variety of products of financial market, L company should choose the best way to financing based on the company’s situation and need of capital. The financing mainly includes equity financing,debt financing，project financing and others. This essay not only introduces the classical financing theory, but also analyses and researches the financing actuality and ways in protecting and using historical architecture in China and foreign countries. With the profound research, the essay offers a large amount of detailed materials, deeply explores the financing actuality of L company and reestablishes a new financing system. I hope this instructive essay will be the devotion in the financing of the historical architecture protection and use. | |
