中文摘要：	中国共产党十九大报告指出：党的十九大报告中提出:构建养老、孝老、敬老政策体系和社会环境，推进医养结合，加快老龄事业和产业发展。十九大报告为未来我国养老产业的发展提供了方向。WK集团作为我国房地产领域的顶尖企业之一，在我国多地都已开展以服务为核心的养老地产，并在周边配套、室内环境等方面做出了养老服务的尝试，但离养老服务的智慧化还存在一定的差距。为此，冀北WK公司作为WK集团子公司，在总结WK养老业务的问题同时提出了智慧养老业务，努力实现从地产到养老行业的跨界，该业务势必成为公司未来发展的一匹黑马。本文以智慧养老业务为研究对象，采用问卷调查、SWOT分析等方法结合养老产业政策对冀北WK开展智慧养老业务进行研究。本文的主要研究内容如下： 首先，阐述我国当前及未来的养老问题并分析未来养老市场的规模，提出智慧养老业务的创新性和适用性，并分析冀北WK开展智慧养老业务对公司未来跨界发展的意义。结合当前智慧养老和养老地产项目的研究现状，阐述冀北WK开展智慧养老的可行性。 其次，阐述冀北WK智慧养老业务起源及面临的问题。结果表明，冀北WK开展智慧养老业务要面临如何强化智慧养老产品营销、如何体现养老业务特色、如何充分医疗资源满足养老需求以及开展智慧养老的人才培养等问题。 再次，对冀北WK开展智慧养老业务进行SWOT分析。笔者认为，该公司开展智慧养老业务存在能够与自身养老地产以及社会资源进行互补、与国家养老需求匹配、WK自身研发实力强等优势。但由于智慧养老是新兴产业，还存在智慧养老领域管控能力弱、业务缺乏统筹发展思路等问题。而国家对养老产业政策的支持、养老市场需求旺盛以及全产业链空白为冀北WK开展智慧养老业务提供了很大的机遇。良好的机遇同时会带来更大的挑战，宏观经济新常态带来的不确定因素和新进入者都会为冀北WK智慧养老业务的开展带来挑战。 然后，对冀北WK智慧养老业务进行探索。笔者结合目前正在研发的智慧养老管理平台、养老产品体系进行目标市场定位。在整合大数据技术、互联网、医疗技术、智能家居的同时，将目标定位与老年人的健康监测、生命安全、居住环境安全、实时互动等方面，为老年人提供全方位的服务。在市场扩展方面，冀北WK立足于冀北地区（唐山、秦皇岛、张家口、承德）、面向重点城市，牢牢把握智能技术为客户提供全新的养老生态环境。同时，要提高业务产品的服务意识、实现个性化定制化服务、树立WK智慧养老品牌。在业务竞争方面要采用差异化、密集型、低成本策略，努力结合互联网优势发展智慧养老业务。 最后，针对冀北WK当前智慧养老业务的开展进度，提出了要利用政策优势构建高端智慧养老运作平台、建立行业标准、抓住市场发展契机、融合各方资源等智慧养老业务的开展措施，并提出了构建企业文化、提高重视度等保障措施。 该研究为冀北WK智慧养老业务的开展提供了一定的可行性方案，为公司进军养老行业提供了动能。该研究以冀北WK实际情况为研究对象，对新兴的智慧养老业务进行研究，由于现有资料和经验缺乏，可能存在一定的不足，但本文研究对地产跨界养老行业的尝试具有一定的借鉴意义。

Vanke Group, as one of the top real estate enterprises in China, has launched pension real estate with service as the core in many places, and has made an attempt to provide pension services in peripheral matching and indoor environment, but there is still a certain gap from the wisdom of pension services. Therefore, as a subsidiary company of Vanke Group, Hebei North Vanke Enterprise Co., Ltd. summarizes the problems of Vanke's pension business and puts forward wisdom pension business, striving to achieve cross-border from real estate to pension industry, which is bound to become a group of dark horses for the future development of the company. This paper takes the wisdom old-age service as the research object, using questionnaire survey, SWOT analysis and other methods combined with the old-age industry policy to carry out the wisdom old-age service in Wanke, northern Hebei Province. The main contents of this paper are as follows: Firstly, this paper expounds the current and future pension problems in China and analyses the scale of the future pension market, puts forward the innovation and applicability of intelligent pension business, and analyses the significance of Wanke's wisdom pension business to the future cross-border development of the company. Based on the current research status of intelligent pension and pension real estate projects, this paper expounds the feasibility of developing intelligent pension in Wanke, northern Hebei Province. Secondly, it elaborates the origin and problems of Wanke's wisdom pension business in northern Hebei. The results show that Wanke in northern Hebei Province is facing such problems as how to strengthen the marketing of intelligent endowment products, how to embody the characteristics of the endowment business, how to make full use of medical resources to meet the needs of the endowment and how to train talents for the development of intelligent endowment. Thirdly, the SWOT analysis of Wanke's wisdom pension business in northern Hebei is carried out. The author believes that the company has the advantages of complementary with its own pension real estate and social resources, matching with the national pension needs, and strong research and development power of Vanke itself. However, as the smart pension is a new industry, there are still some problems in the field of smart pension, such as weak management and control ability, business lack of overall development ideas and so on. The support of the state to the old-age industry policy, the strong demand of the old-age market and the blank of the whole industry chain provide a great opportunity for Vanke to carry out the wise old-age business in northern Hebei. Good opportunities will also bring greater challenges. The uncertainties and new entrants brought by the new macroeconomic normal will bring challenges to the development of Vanke's wisdom pension business in northern Hebei. Then, it explores Wanke Intelligent Old-age Care Business in Northern Hebei Province. The author combines the intelligent pension management platform, pension product system, which are currently being developed, to orientate the target market. While integrating big data technology, Internet, medical technology and smart home, we will provide comprehensive services for the elderly in terms of health monitoring, life safety, living environment security and real-time interaction. In terms of market expansion, Wanke is based in northern Hebei (Tangshan, Qinhuangdao, Zhangjiakou), facing key cities, firmly grasping the intelligent technology to provide customers with a new pension ecological environment. At the same time, we should improve the service awareness of business products, realize personalized customized services, and establish Vanke wisdom endowment brand. In terms of business competition, we should adopt differentiated, intensive and low-cost strategies, and strive to combine the advantages of the Internet to develop intelligent pension business. Finally, in view of the current progress of Wanke's wisdom endowment business in northern Hebei, this paper puts forward some measures to develop the wisdom endowment business, such as building a high-end wisdom endowment operation platform, establishing industry standards, seizing the opportunity of market development, and integrating resources from all sides, and puts forward some safeguard measures such as building enterprise culture and increasing attention. This study provides a feasible plan for the development of wisdom pension business of Hebei Vanke Enterprise Co., Ltd. and provides momentum for the company to enter the pension industry. This study takes the actual situation of Wanke in northern Hebei as the research object, and studies the emerging wisdom pension business. Due to the lack of available information and experience, there may be some shortcomings. However, this study has certain reference significance for the attempt of cross-border real estate pension industry.
