中文摘要：	在租购并举的政策利好和消费不断升级的大背景下，房屋租赁行业得到了前所未有的关注，规模化的租赁机构得到了空前的发展机遇。ZR公司经过了7年的发展，取得了在市场上的龙头地位。在租赁行业面临良好发展前景的情况下，市场竞争呈现出日益激烈化的态势，各租赁机构为了扩大竞争优势，抢夺客户资源，追求高额利润，在快速的进行全国化的战略布局。 因为长租业务的复杂性、独特性，在政策、经营、人才等方面存在不确定性因素，导致ZR公司长租业务在全国发展的过程中存在较大的风险。由此，了解ZR公司长租业务全国发展项目风险发生的概率和影响，借助成熟的项目风险管理理论，对于如何防范ZR公司全国发展的潜在风险，探讨有效的风险管理防范措施十分重要。 本文以ZR公司长租业务全国发展项目为对象展开研究。首先，对项目、项目管理和风险管理理论进行综述；然后，对ZR公司长租业务全国发展项目概况进行简要介绍，对ZR公司长租业务全国发展项目的独特性进行说明；在此基础上，借助文献分析法和SWOT分析法，对该项目风险进行定性分析，给出了项目风险清单；然后，从项目风险识别，项目度量，项目风险应对措施几个方面进行了详细的阐述和研究。 本文的研究成果，对ZR公司长租业务全国发展项目风险管理的顺利执行提供了保障，有利于提升ZR公司长租业务的竞争优势，从而实现ZR公司全国化的战略布局及经济效益最大化。
英文摘要：	Under the background of the policy of simultaneous rent and purchase and the continuous upgrading of consumption, the housing rental industry has received unprecedented attention, and the large-scale leasing institutions have received unprecedented development opportunities. After seven years of development, ZR Company has gained the leading position in the market. In the case of good development prospects for the leasing industry, the market competition is becoming increasingly fierce. In order to expand the competitive advantage, seize customer resources, and pursue high profits, leasing agencies are rapidly carrying out a nationalized strategic layout. Because of the complexity and uniqueness of long-term lease business, there are uncertainties in policy, management and talent, which leads to the great risk in the process of nationalization of ZR company's long-term lease business. Therefore, it is very important to understand the probability and impact of the risk of ZR's long-term rental business nationalization development strategy project, and with the help of mature project risk management theory, to prevent the potential risk of ZR's nationalization development, and to explore effective risk management preventive measures. In this paper, ZR company's long-term rental business nationalization development strategy project as the object of study. Firstly, it summarizes the theory of strategic management, project management and risk management; secondly, it briefly introduces the general situation of the nationalization development project of ZR company's long-term lease business, and explains the uniqueness of the nationalization development project of ZR company's long-term lease business; on this basis, with the help of literature analysis and SWOT analysis, qualitative analysis of the project risk is carried out, and project risk clearance is given. Then, it elaborates and studies the project risk identification, project measurement and project risk response measures in detail. The research results of this paper provide guarantee for the smooth implementation of the nationalization development project of ZR company's long-term rental business, and help to enhance the competitive advantage of ZR company's long-term rental business, so as to realize the strategic layout of ZR company's nationalization and maximize its economic benefits.
