中文摘要:电力行业是关乎国计民生的重要资源,关系到每个家庭、企业、组织的正常运营。为了保障用电效用,电力行业在为市场提供电力及资源服务的同时,更要跟进电力行业服务的水平与质量。 目前市场上并没有成熟的专注于电力物业的企业,整体电力行业的后勤服务水平落后。众多企业在电力产品销售完成后,几乎没有后勤服务,大部分企事业单位都对其供用电系统采用自管模式。由于本单位负责电力人员的技术水平和能力素质参差不齐,专业培训不足、实践机会不多,业务技能难练,工作质量不高,并不能保障后勤管理的水平,往往都是技术水平低、反应速度慢、客户的满意程度低。部分企业将电力服务进行外包,外包带来的成本和服务水平也不能完全得到保障,性价比极低。 KR电力物业公司的母公司为KR配电公司,该公司的前身是中国电力科学研究院,其业务范畴包括配电设备研发与制造、分布式光伏、能源综合利用、配售电业务,电力物业服务是KR配电公司成立早期的主要业务之一。作为电力企业,国家政策的保障和电力科学研究院的技术支撑,为KR配电公司的发展提供了重要的支撑,其业务范畴也逐渐扩散在全国各地,项目工程涉及轨道交通、冶金、石化等重要领域。 论文以KR电力物业公司为案例,探讨其服务营销战略的情况,作者将广泛查阅服务营销战略、市场营销定位理论、服务营销策略等重要理论文献,为文章的撰写提供理论支撑。同时,查阅物业管理、电力物业等基础文献,分析现有的电力物业相关的研究状况,形成本文的研究基础。 文章分析KR电力物业公司的发展现状,通过五力模型分析、SWOT分析等理论模型,对案例进行剖析,形成研究基础。同时,结合案例企业存在的问题,理论与实际相结合,提出有针对性的指导策略,为企业实际的运营提供参考。 关键词:电力物业;服务营销;营销策略 
英文摘要:The electric power industry is an important resource concerning the national economy and the people's life, and relates to the normal operation of every family, enterprise and organization. In order to ensure the utility of electricity, the power industry should follow up the service level of the power industry while providing power and resources services to the market. At present, there is no mature enterprise focusing on power property in the market, and the logistics service level of the whole power industry is backward. Many enterprises have almost no services after providing power. Most enterprises and institutions service themselves when power system goes wrong. Owing to the rapid development of technical level and competence quality of the electric power personnel in charge of the unit, insufficient professional training, few practical opportunities, difficult to train professional skills and low quality of work, it can’t guarantee the quality of logistics management. The low technical level and slow reaction speed lead to the customer satisfaction is low. Some enterprises outsource power services, the cost and service level brought by outsourcing can’t be fully guaranteed, and the cost-effective ratio is very low. KR Electric Power Company is named China Electric Power Research Institute which focus on researching and developing manufacture of distribution equipment, distributed photovoltaic, comprehensive utilization of energy, distribution and distribution business. KR Electric Power Property Company owns technical supporting and obtains a lot of business. The thesis takes KR Electric Power Property Company as an example to discuss its service marketing strategy. The author will consult the important theories such as service marketing strategy, marketing positioning theory and extensively to provide theoretical support for the thesis. The author also consulted the basic literature of property management and power property, analyzed the existing research status of power property, and formed the basis. The thesis analyses the development status of KR Electric Power Property Company using Porter's Five Forces Mod, SWOT and other theoretical models to analyze the advantages and disadvantages of KR, to search opportunity for KR. At the same time, combined with the problems existing in the case enterprises and the combination of theory and practice, the thesis puts forward targeted guidance strategies, which can provide reference for the actual operation of enterprises.
