| 中文摘要: | 工程建筑项目是一个典型的持续周期长,投资金额极大的生产消费过程,而工程项目成本估算工作是一个项目能否进行投资决策的重要依据之一。伴随我国市场经济体制的发展,工程项目成本估算在工程项目建设中的地位和作用也越来越受到各相关方的重视,将工程项目各阶段的成本估算做好,是有效保证项目能顺利完成筹资和有效使用资金的关键。 随着国家对于工程建筑项目信息化工作的倡导,建筑信息模型(Building Information Modeling,简称BIM)技术一步步被引入工程建筑项目中来,但作者通过研究现行的基于BIM技术的成本估算方法,发现BIM技术与工程工作分解体系结构(Work Breakdown Structure,简称WBS)不匹配,各阶段无法直接应用现行的定额计价法或清单计价法,且受限于BIM各阶段出图的精度,估算总有不清晰的部分。总的来说,基于BIM技术的成本估算并不理想,国内目前在估算阶段对BIM的应用并不成熟。 作者通过文献及对比国内外使用BIM进行成本估算的情况,首次提出在工程项目成本估算中,通过输出不同阶段BIM的设计模型,将项目划分为整体、分部、分项、基础构件等层级,分析各层级成本的成本清晰部分及成本不清晰部分,设计适用基于BIM技术的各阶段成本清单编码法,提出分层级的BIM工程量清单估算计量法,配合定额或询价方法,算出基于BIM技术的各层级清晰部分成本,不清晰部分依靠类比估算和参数估算来进行估价,自下而上的将各层级清晰部分与不清晰部分汇总,估算各阶段的整体成本,来提高基于BIM技术的成本估算的精确度,改进工程项目全生命周期的成本管理工作,改变原先只能利用BIM模型作为投标展示参考的局面,真正将BIM引入工程成本估算中来。 本文较为详实的对如何实现基于BIM技术的项目成本估算工作,论文成果可为BIM技术在中国建筑业的引进和普及应用提供一定的参考和支持。 | |
| 英文摘要: | Engineering construction project is a typical production and consumption process with long duration and massive investment. The cost estimation of an engineering project is one of the necessary basis for a plan to make investment decisions. With the development of China's market economic system, the status and role of project cost estimation in the construction of the project had been concerned by the relevant parties. It is the key to ensure the successful completion of the project financing and effective use of funds to do an excellent job in the cost estimation of various stages of the project. With the advocacy of the state for the informationization of engineering construction projects, the Building Information Modeling (BIM) technology is gradually introduced into engineering construction projects. However, through studying the current cost estimation method based on BIM technology, the author discovers the BIM technology and the Work Breakdown Structure (WBS) does not match, so it is impossible to apply the current quota or list valuation method directly in each stage and it is limited by the accuracy of the BIM drawings in each step, so the estimation is always unclear. The cost estimation based on BIM technology is not ideal, and the application of BIM in the estimation stage is not mature in China. Based on the literature and the comparison of the cost estimation with BIM at home and abroad, the author firstly puts forward the design model of BIM at different stages in project cost estimation, and divides the project into several levels, such as whole, part, sub-divisional, divisional and essential component, and analyzes the cost clear part and component of each level. The cost unclear part of the design applies to the BIM-based stages of the cost list coding method, proposed a hierarchical BOQ estimation measurement method, with the quota or inquiry method, calculated the BIM-based level of the bright part of the cost, unclear part of the evaluation depends on analogy and parameter estimation, bottom-up In order to improve the accuracy of cost estimation based on BIM technology, improve the cost management of the whole project lifecycle, change the situation that can only use BIM model as the reference of bidding and exhibition, and really introduce BIM into the project cost Estimate. In this paper, how to realize the project cost estimation based on BIM technology is in detail.
