中文摘要：	随着世界经济的快速发展和经济秩序的日趋完善，中国经济已经进入一个新的发展时期，国内房地产企业数量正在不停地增加。为了在激烈的市场竞争中生存和发展，我国的房地产企业规模不断扩大，在发展壮大的同时，资金短缺和财务风险预警机制缺失，已成为房地产企业发展的重要瓶颈。所以本文围绕房地产公司财务风险控制研究这一课题，选择北京TD房地产公司财务风险控制的问题作为切入点，对财务风险控制进行深入研究，为北京TD房地产公司财务风险问题提出优化方案。随国内房地产行业迅猛崛起，房地产企业高速发展，使得北京TD房地产公司也取得了极大的发展。不过由于发展的速度过快，因为忽略财务风险从而使得其陷入资金不稳定、发展速度减慢的状态，可以说财务风险正是制约北京TD房地产公司核心竞争力提升的关键，甚至可能导致公司衰亡、破产。所以本文就以北京TD房地产公司作为案例，收集相关数据，对其财务风险控制的问题、原因以及策略等进行研究。 本文从介绍房地产公司财务风险控制的研究背景及意义开始，具体的研究内容、研究方法和创新点；通过对风险、财务风险、房地产行业公司的财务风险的介绍，对本次研究的课题概念进行界定。介绍了财务风险的相关理论和财务风险管理的基本原理，就国内外财务风险控制体系已有的相关研究进行简单概述，同时对国内房地产企业经营的宏观环境及行业现状进行了分析；以北京TD房地产公司为例，对北京TD房地产公司的相关财务风险控制的现状进行分析，通过分析目前北京TD房地产公司财务风险问题的表现，找到北京TD房地产公司财务风险外部和内部成因；为北京TD房地产公司财务风险控制制定优化方案，从筹资运行机制、投资风险监督、经营风险控制制度方面提出北京TD房地产公司财务风险控制优化方案和北京TD房地产公司财务风险控制优化方案的措施。图5幅，表6个，参考文献41篇。
英文摘要：	With the rapid development of world economy and the improvement of economic order, China's economy has entered a new period of development. During this period, the number of domestic real estate enterprises is constantly increasing. In order to survive and develop in the fierce market competition, the scale of China's real estate enterprises has been expanding. At the same time, some real estate enterprises will inevitably encounter the problem of shortage of funds. The lack of financial risk warning mechanism has become an important bottleneck in the development of real estate enterprises. Therefore, this paper around the real estate company financial risk control research, choose Beijing TD real estate company financial risk control as a starting point. With the rapid rise of the domestic real estate industry, the rapid development of real estate enterprises, Beijing TD real estate company has also made great progress. However, due to the rapid development of the general situation may ignore the financial risk and make it into a state of financial instability, it can be said that financial risk is the key to restrict the promotion of core competitiveness of Beijing TD real estate company, and may even lead to the company's decline, bankruptcy. So this paper takes Beijing TD Real Estate Company as a case, collects relevant data, and studies its financial risk control problems, causes and strategies. The content of this paper is divided into six chapters, the specific research content is as follows: Chapter 1 is the introduction, mainly introduces the research background and significance of real estate company financial risk control, specific research content, research methods and innovations; through risk, financial risk, real estate industry company financial style The introduction of risk defines the concept of this research topic. The second chapter is the theoretical part, which introduces the relevant theory of financial risk and the basic principle of financial risk management; briefly summarizes the related research on the financial risk control system at home and abroad; at the same time, analyzes the macro-environment and the current situation of domestic real estate enterprises. The third chapter is the general situation and financial risk analysis of Beijing TD Real Estate Company. This paper briefly introduces the general situation, organizational structure and business of Beijing TD Real Estate Company, and analyzes the financial accounting process of Beijing TD Real Estate Company. By analyzing the performance of financial risk of Beijing TD Real Estate Company, this paper finds out the external and internal causes of financial risk of Beijing TD Real Estate Company. The fourth chapter is Beijing TD Real Estate Company financial risk control optimization plan. From the financing operation mechanism, investment risk supervision and management risk control system, this paper puts forward the financial risk control optimization scheme of Beijing TD Real Estate Company. The fifth chapter is Beijing TD Real Estate Company financial risk control measures. Chapter 6 will summarize the full text, find out the shortcomings, and look forward to the optimized financial risk control system of Beijing TD Real Estate Company.
