| 中文摘要: | I 摘要 国务院办公厅于2016年9月27日正式发布了《关于大力发展装配式建筑的指导意见》。这份文件不仅对我国传统建筑业的转型升级指明了方向,也对我国装配式建筑发展提出了新的要求。以此为标志,我国装配式建筑进入了一个新的发展阶段。装配式建筑其实是一种技术创新和商业模式的创新。装配式建筑主要指将原来在工地上建造房子的模式转变为在工厂里制造部件、在工地上组装房子的一种新的商业模式。这种由技术创新推动的商业模式创新在国际上早已成熟,不少发达国家从上世纪五十年代开始就在探索装配式建筑,并形成了自己的模式体系、知识体系和政策体系。装配式建筑在我国起步较晚,十多年来,我国的一些企业尽自己的力量开展装配式建筑方面的研究探索,刚开始侧重于钢结构、钢混结构的一些单个建筑和相关技术,以后逐步上升到标准化体系建设,目前更是出现了一种由龙头企业带动、产业基地建设、向产业集群发展的趋势。在这个过程中,装配式建筑商业模式创新的价值与优势也不断地凸显出来。在这种装配式建筑发展的新环境下,对其商业模式创新的研究应该具有很强的现实意义和指导意义。本文主要研究装配式建筑商业模式的创新,研究其发展过程,核心内涵,以及未来发展中会遇到的主要问题。全文一共六章,第一章绪论,重点阐述研究目的和意义、方式和方法以及装配式建筑商业模式研究现状等;第二章主要研究其创新的客观必然性,以及与传统建筑业商业模式之间的比较优势;第三章主要研究装配式建筑商业模式创新趋势,并提出重点区域优先以及试点示范带动的建议:第四章主要介绍了两个典型案例,一个是民营企业代表——远大住工,一个是国有企业代表——中建科技。按照商业模式画布找出二者的共性,并分析其在行业转型中的价值。第五章主要研究装配式建筑商业模式创新当中会遇到哪些障碍,并试图寻求其解决对策。第六章结论,重点指出装配式建筑商业模式创新随着产业的进一步发展,前景会越来越好,但同时也存在急需解决的问题。总之,本文研究的范围聚焦在住宅领域的装配式建筑商业模式创新,其存在的问题如下:比如战略调整问题、成本管控问题、队伍培养问题、政策缺失问题、监管滞后问题;消费者接受程度低的问题、标准等不规范不统一的问题摘要 II 以及市场培育不足的问题、还存在着区域布局不合理、政企协调联动不畅的问题等等。从研究中可看出,装配建筑商业模式最有价值的地方就在于生产方式和盈利模式的转变,企业可以实现多环节赚钱,服务对象、服务范围也将有明显扩大。总之本文试图通过对装配式建筑商业模式的研究为相关企业提供一个可借鉴的模式样本,也希望能在一定程度上推动装配式建筑技术的应用和其商业模式的更大范围的推广,推动我国建筑业的整体转型升级。关键词:装配式建筑;商业模式创新;试点示范 | |
| 英文摘要: | Abstract On September 27, 2016, the General Office of the State Council officially issued the “Guiding Opinions on Vigorously Developing Prefabricated Buildings”. This document not only points out the direction of the transformation and upgrading of China's traditional construction industry, but also puts forward new requirements for the development of China's fabricated buildings. With this as a sign, China's fabricated buildings have entered a new stage of development. Prefabricated buildings are actually an innovation in technological innovation and business models. This innovation refers to the transformation of the original model of building a house on the construction site into a new business model for manufacturing parts in the factory and assembling the house on the construction site. This kind of business model innovation driven by technological innovation has matured internationally. Many developed countries have been exploring assembly buildings since the 1950s and have formed their own model system, knowledge system and policy system. The prefabricated building started late in China. For more than ten years, some enterprises in China have done their part to carry out research and exploration on fabricated buildings. At the beginning, they have focused on some individual buildings and related technologies of steel structures and steel-concrete structures. Gradually rising to the standardization system construction, there is a trend of leading enterprises, industrial base construction, and industrial cluster development. In this process, the value and advantages of the innovation of the prefabricated building business model are constantly highlighted. Under the new environment of supporting prefabricated building, the research on its business model innovation should be strongly practical and have significant guiding values. This paper studies the innovation of the prefabricated building business model, its development process, core connotation, and possible problems in the future development. The paper consists of six chapters. The first chapter is an introduction, which focuses on the purpose and significance of the research and the research status of the prefabricated building business model. The second chapter mainly studies the Abstract IV objective necessity of this innovation and the traditional construction industry business model. Comparative Advantages. The third chapter focuses on the innovation trend of the prefabricated building business model, and puts forward the recommendations of key regional priority and pilot demonstration. The fourth chapter introduces two typical case studies, first one is regarding the representative of private enterprises – Yuanda. The other one is about a representative of state-owned enterprises - China Construction Technology. According to the business model canvas, the study tries to find out the commonality of the two examples and analyze the value in the industry transformation. The fifth chapter mainly studies the obstacles encountered in the innovation of the prefabricated building business model, and tries to find a solution. The final chapter is the conclusion. It points out that the innovation of the prefabricated building will be keep improving itself in the further, however, it is facing some urgent issues that require action immediately. In summary, the scope of our research focuses on the prefabricated building business model in the residential sector, and this paper discovered the following issues: strategic adjustment problems, cost control problems, team training problems, lack of policies and regulatory lags; low acceptance of consumers, lack of industry standards, insufficient market cultivation, unreasonable regional layout, poor coordination of government and enterprise, and so on. This argues that the most valuable part of the assembly building business is the transformation with the production methods and profit model. The enterprise can take profit from multiple intermediate links, and the service target and service scope can be largely expanded. In short, this paper attempts to provide a model for the relevant enterprises and expects to promote the implementation of the prefabricated building technology. And the paper tries to promote the prefabricated building business model to a certain extent. And helping the overall transformation and upgrading of China's construction industry.
